Yes, I know it is a weekend.  You only need to write those notes, according to my Coach, Brian Buffini, during the five workdays of the week.  Well, this week I was so busy with active buyers and family, that I fell behind on Monday and Tuesday.  So, today, when I went out for my morning coffee, I found a corner table and wrote seven more notes.

Yes, we all have them and get them delivered right to our door.  Bills!  They are part of our day, our profession.  As a Broker/Owner, I am now entitled to more bills.  So, when your bills come in, do you categorize them?  Do you know if your agents are billing directly back to you?  With your persmission, that is absolutely, okay.

Our profession, sales, probably uses more funds out of our budget than many others.  Aside from truck companies, airlines, cabs, police and fire rescue people.  We, much like the trucking companies, can't really raise our compensation too much.  Some of the food or wholesale goods/retail companies have raised prices to keep themselves in the black.  In the last seven years, on average, Realtors have made less compensation.  More agents, sellers' market and booming economy.  Almost anyone could stick a sign in the ground and bingo, the house sold in days.  We didn't have to drive around much.  We didn't need to spend … (4 comments)

Honest, I just heard this on the news.  Apparently, the feds are hoping to shake up the economy by dropping interest rates.  How much that will affect mortgage interest rates, who knows, but, we can only hope.  I do think the rates are already low.
The increase in taxes in our market area is what is keeping the payment too high. Our property taxes are very high, increasing every year.  Some towns even phase them in over five years!
In the state of Connecticut, our conveyance tax, which is paid by the Seller at time of closing, has been voted in for yet another … (2 comments)

We sell to consumers, we know it is the best investment, over time, that you can make.  How many of us are buying? Do you see the advantages of investing in this market?  Over the last 50 years, the investment return average is 6%.  So, naturally, high market would be more, changing market would be less.  If you didn't flip, if you held on to it, you would still make money on your investment.

Interestingly, years ago, that is what we, as Realtors, did on weekends, show properties.  During the last seven years, many of the normal routines have changed.  Some agents no longer work on weekends, some one day, but, not the other.  I realize everyone needs a day to relax and be with their family.  We used to choose one in the middle of the week, so that, we could show homes to folks who had to work during the week.  In the summer months, it is easy to show during the week.  It doesn't become dark until 8pm or so.  However, in the fall … (8 comments)

Comparing from last year,  Jan thru June of 2006, the sales in Tolland County were 1,372.  For the same time period in 2007, they were 1,161.  That shows sales down by 15.38% this year for the same time period.  The median price, however, is up.  2006 was $222,125 and 2007 was $227,900
Focus on selling the property, the prices are better than they were last year.  We are lucky to have the school systems and town benefits that we do.  When folks are looking for a home, these considerations play an important role in their decision of where they want to live.

The figures are in, the 1st half of 2007 did pretty well, considering the bad press and forecasts that have been made.  June of 2006, for Hartford County for single family homes was 1,114, condos - 459, year to date in 2006 was 4,597 single family and 2,013 condos.  In June 2007, the single family sales were 965 and condos  were 362.  The year to date for 2007 is 4,173 for single families sold, which is -9.22% from 2006.  The condos were 1,682, which is -16.44% less than 2006.  Overall, for the same time period as last year, that is a decrease of … (0 comments)
