Real Property Vs Personal Property

While selling or purchasing a house, a number of minor issues may arise due to miscommunication between the parties. One of these issues is determining whether property is fixed or personal when it comes to selling a property. Knowing the difference between fixed (real) property which includes land and anything attached to the land versus personal property which is property that is movable, will help to minimize any confusion during the transfer of ownership. To reduce chances of facing such a problem while making a purchase, one must know the difference between fixed and personal property. For more infomration on this topic, you can review the whole article here. WHAT IS FIXED PROPERTY? Fixed property consists of immovable items that the seller must pass on to the buyer of the property. Anything that comes under the following categories is considered fixed property: Items that are permanently fixed within the structure of the house like gas pipelines and fixed shelves and counters. Electronic home items or appliances that are built in like dishwashers and ceiling fans. Items, which if removed, you damage the overall appearance of the house like false ceilings and wooden floors. All these things are legally known as “fixtures” and it is considered the buyer’s legal right to get access to these. WHAT IS PERSONAL PROPERTY?Personal property consists of those individual pieces of property which are the home owner’s private belongings. The owner has complete possession of these items and may choose to do with them, whatever he/she pleases. Anything that comes under the following categories is considered personal property: Items which are self-supporting like lamps and aquariums. Items which are not connected to the interior of the house in any way like furniture pieces. Items which can be easily disconnected or detached like kitchen ovens and other electronic appliances. All these items are solely the property of those living in the house, and the buyer of that property has no right or ownership over any of these. When in doubt, its important to consult your Realtor for direction and advice. Making a realistic offer that suits your budget and also keeps in view the market conditions is very important if you want it to be accepted. Your real estate agent will be of great assistance in preparing the right offer according to market conditions, comparable sales, location, and price per square foot. WHAT TO CONSIDER WHEN MAKING AN OFFER ON REAL ESTATEBefore making a formal offer in writing, it is best to figure out why the seller is selling and if possible, how much did the seller pay. Even though a house bought years ago will not give a true picture of the current market, it can give a rough idea by looking at the historical median house prices in that area. Other important factors to consider when making on offer on real estate may include:Before making a formal offer in writing, it is best to figure out why the seller is selling and if possible, how much did the seller pay.
Home Inspections and Reports

Home inspections and reports are a great line of defense against buyers remorse! A home may be beautiful, in a great 55 plus community, and with amazing amenities, but in order to ensure you are making a wise choice, always get your home inspected! If a house seemingly fits your needs and requirements and has compelled you to go ahead and purchase it, a complete home inspection should be done before finalizing the deal. Although the house might seem in perfect condition apparently, only a full inspection report can guarantee if it is as good as it seems. Some aspects of a house need special attention while inspection which includes plumbing, gas lines, electricity connection, electronic appliances etc. Thus, the best way to make sure a proper inspection is conducted is to hire a professional to inspect the property. THE IMPORTANCE OF A LICENSED PROPERTY INSPECTOR When it comes to choosing a house inspector, always go for the best. Although a more qualified professional will charge more than usual, it is only because of his expertise in the field. Not only will the inspection he conducts be certain and properly accomplished, but he would also be able to provide a complete list of faults in the house as well as possible solutions. This will save you from a lot of future trouble you might face while considering repair options. There is so much more information to be covered, please follow this link to learn more. Photo by Scott Webb on Unsplash

Do I even need a Realtor?

While looking at 55 plus communities, in this technological age, its easy to think that professionals in many occupations are being phased out. Unfortunately, you leave yourself in a worrisome position when you choose to enter a contract without Realtor representation. You can miss pertaintant information, pay too much and get a deal with many more headaches. With the vast amount of information readily available on your fingertips on any topic related to the buying and selling of properties, it is not far-fetched to convince yourself that you can do the entire job yourself. Many a sellers and buyers develop this train of thought and try to do the job of a professional real estate agent themselves, and more often than not, pay the price. It is also worth mentioning here that not hiring an agent does not always lead to a bad deal, but the stats prove that the odds are much likely to be higher when an agent is in charge of this process. When looking for a 55 plus community, it always pays to research communities before you call your Realtor. Better yet, get a Realtor that specializes by following this link!BENEFITS OF HIRING A REAL ESTATE AGENT As per estimates, almost 90% of sellers use a listing agent to sell their property. The typical 6% commission the seller must pay can add benefits in selling their property in the long run. Let us discuss some points that a seller should consider before deciding whether to hire a real estate agent or not: Better Networking and More Opportunity – An agent works full time as a link between buyers and sellers in a particular area and has all the knowledge of all properties listed by other agents or agencies in that area. This means he or she will have a better chance at finding the right buyer or seller as compared to someone who has just entered the market looking to make a sale. For more infomration on this topic, please click here! Photo by Nik MacMillan on Unsplash

How important is location, really?

If you are in the market for buying or selling a property, chances are you have heard someone say ”location, location, location” at least once. It is also known that the three most important factors in buying a home is location, location, location. And is location that important? In a word - YES. Especially when you are 55 and over! This is an age old mantra used by real estate agents around the world to stress the importance of how important a location is while buying or selling a property. It is considered to be the number one rule in real estate but still not one that many people value. The phrase repeats the word location three times in order to remind anyone who is prone to overlook the importance of it. You can buy the best, most spacious home, at a great price but if the location of it is not desirable, you are most probably worse off compared to a smaller house in a better location. You can invest and remodel your home all you want, but you cannot relocate it. You can buy the best, most spacious home, at a great price but if the location of it is not desirable, you are most probably worse off compared to a smaller house in a better location. You can invest and remodel your home all you want, but you cannot relocate it.A property that provides a panoramic view of the city skyline or one that provides an ocean view will sell for top dollar.
