real estate: Keep it simple - photographing a bathroom - 10/25/17 01:54 PM
Photographing a bathroom has its challenges.  It's usually a small, tight space with no natural light.  With good preparation and post-editing techniques, a great bathroom photograph can be achieved.  Here is what I do when photographing a bathroom.
No matter if it's been updated or if it's a vintage bathroom, the goal is to showcase a crisp, clean bathroom.  To do this:
Set the Stage
1. Clean the bathroom.
2. Clear everything out of the bathroom except for a few towels.
3. Put the toilet seat and lid down.
Camera Work
1. Use to tripod to level the shot.
2. Shoot in landscape mode.
3. Use a wide-angle lens.
4. Use flash or … (20 comments)

Thinking of selling your home in Olympia, WA or Lacey, WA this year?  Now could be the time.
Here is just a sample of the sellers I represented who took advantage of the 2017 market.
The Olympia and Lacey WA inventory of homes for sale remains at an all-time LOW, while buyer activity remains at an all-time HIGH.
Think you missed out on the spring/summer market to list your home?
You didn't.  This market is going strong and is not showing any signs of slowing down. (In fact, our ratios for buyer activity and sales was actually higher in December than in July of … (3 comments)

real estate: Seller FAQ: If my home sold in a day, was it underpriced? - 06/20/17 09:13 AM
If my home sold in a day, was it underpriced? The answer to this is… depends. It depends upon:
• What are the seller’s goals, needs, timing?
• What is the current market?
• Is the house the only similar home available in the neighborhood?
• Are you positioning the house to deliberately create a bidding war?
The seller is the boss
The listing agent’s goal is to educate the seller on all aspects of the current real estate market so that the seller can make the best decision about where to position (price) the home within the market.
Pricing depends on not only what is happening in the … (7 comments)

real estate: Newcastle home sold for $27,000 over asking! Olympia WA - 06/03/17 10:41 AM
This beautiful home in the Newcastle neighborhood in the Olympia, WA school district was a hot property!  With multiple bids and even a back-up offer, this home sold for $27,000 over the asking price!
These sellers were experienced sellers and knew how important cleaning, staging and decluttering were in presenting a home to the market.  I didn't even need to give them my speech about these three topics!
One secret the seller shared with me is she used baby oil on the stainless steel appliances to make them pop!  See the photo above - they look brand new.
The sellers also appreciated the work … (3 comments)

real estate: It was my pleasure to help another buyer find their perfect Tumwater Hill WA home! - 06/02/17 09:35 AM
I had the pleasure of working with this gentleman for quite some time as we looked and waited for the perfect home to come up on Tumwater Hill, WA.  After a long search, we found the right home at the right time!
He recently closed on his new home, and he wrote this kind review for me on Google:
"Francine is everything you could ask for in a realtor, start to finish!"
Short and sweet.
But this is how our working relationship was because I had to work with him through an interpreter.  For me, I had to choose my words carefully and be … (1 comments)

real estate: If I purchased my home at the height of the market, can I finally sell now? - 05/17/17 05:57 PM
Get ready to do the happy dance, Olympia, WA homeowners!
If you purchased your home at the height of the market in 2006 and 2007, you probably have been watching and waiting for the market to correct itself in order to sell.  That time has come!
April 2017 was the first month that we saw gains for homeowners who purchased in 2006/2007.
Although a modest gain, it's the first time this number has been in the positive.
The data consists of non-distressed sales (no short-sales or bank-owned properties), grouped by length of ownership where there was no significant remodeling.  The original price paid … (4 comments)

Seller: get your homes ready to list!
This high number of sales is a combination effect of … (2 comments)

real estate: Helping another military family sell their Tumwater Hill, WA home! - 12/06/16 03:02 PM
Military families are always on the move, and I'm proud that I could help another military family sell their Tumwater Hill, WA home.
This one was a tough one just due to the very long appraisal process.  Even in the fall and winter, the market has not eased up enough for appraisers to catch up.
Both buyer and seller hung in there, and we came to a successful close this December 2016.  Thank you to the buyer's agent, Jami Downing, who worked to keep the transaction moving along on her side.  And thank you to my sellers for their diligence and efforts … (2 comments)

real estate: How these sellers made $60,000 on their Lacey, WA house in just 15 months - 11/08/16 08:08 AM
"How these sellers made $60,000 on their Lacey, WA house in just 15 months" seems like a pretty sensational headline and I usually don't start out my blog posts this way, but this is absolutely true.  Here's how these sellers did it.
My clients purchased this newly-constructed home in July 2014 for $409,950 in Lacey, WA.  Fifteen months later in October 2016, they sold the home in just 7 days for $470,000.
How did these sellers get the most amount of money for the home in the least amount of time, and came out ahead after just buying the home 15 months ago?

real estate: Real Estate Inventory in Olympia WA July 2016 - 07/08/16 08:55 AM

The discussion of inventory these days permeates the real estate headlines.  There seems to be either too much inventory or not enough.  Right now, there's not enough.
Starting off the summer in Olympia WA, the real estate inventory levels are low even though we have had more listings come on the market.  But these new listings have been snapped up by buyers, who were ready and waiting.
A few stats:
In June 2015 - 545 new listings put on the market. In June 2016 - 687 new listings
More listings but also more buyers. The standing inventory in the Olympia WA area is 10% lower … (1 comments)

real estate: How do Buyer's Find Success in Today's Olympia WA Real Estate Market? - 02/22/16 07:48 AM
How do Buyer's Find Success in Today's Olympia WA Real Estate Market?
From a buyer's point of view, this is an interesting market.  On one hand, there are many more homes coming on the market.  On the other hand, there are more buyers competing for these homes.  The challenge for buyers isn't so much lack of choice as it is the market's fast pace.
With quality homes selling in record time, successful buyers need a good plan.  This way they can act quickly when the right home comes on the market, and still have complete confidence in the decision to buy.
Here are a … (2 comments)

real estate: Why this Seller’s Market is Different this Time Around in Olympia, WA - 02/22/16 07:46 AM
Why this Seller’s Market is Different this Time Around in Olympia, WA
Today, the Olympia, WA real estate market has more buyers entering the market than sellers. The demand from buyers is overwhelming the lesser supply of sellers listing their homes, creating a market that favors sellers.
In the last 20 years in this Olympia, WA real estate market, there has been only ONE other year that started off better for sellers, and that was 2005.  However 2005 was a different kind of market that started the decline of the market for the next several years.
First Big Difference
In 2005, the demand from buyers … (6 comments)

real estate: Move already! Why it's okay to finally list and sell your home! - 11/17/15 07:47 AM
Have you heard?  The real estate market is improving!  Move already - now is the time to list and sell your home today!
For home owners who purchased at the height of the market in 2005 to 2007, many felt stuck in their homes and that they could not sell.  If you've been waiting for the market to improve so you could sell your home, wait no more, and here's why:  Absorption Rate.
What is Absorption Rate?
This is perhaps the single best statistic in real estate to gauge the market's health.  The absorption rate takes into consideration both supply and demand.  In measures the … (2 comments)

real estate: Rochester WA real estate market update for September 2015 - 11/01/15 02:58 AM
Here is the Rochester WA real estate market update for September 2015.
Rochester WA real estate market snapshot.  As fall approaches, the market is still going strong.  These market stats are not SCARY at all!
All the numbers look great for the Rochester area!
Sales Prices are up. Number of home sales is up. Inventory numbers have remained stable. Number of listings has improved with fewer homes on the market, leaving buyers with fewer choices and sellers with less competition. What does all this mean? In a nutshell, the market has improved and is still improving for sellers, who are able to sell their home and in many cases, seeing a … (0 comments)
