Buyers in Thurston County, WA (which include Olympia, Lacey, Tumwater and Yelm) are seeing higher home prices but are enjoying near-historic low interest rates, making homes more affordable now than last year at this time.
The average home price in Thurston County, WA is $371,323, up 4 percent from last year. But because interest rates have plummeted 1 percent from last year, buyers are seeing their dollars go further.

This year in real estate in the Thurston County, WA area, including the cities of Olympia, Lacey, and Tumwater, are bound to be a very successful year both for sellers and buyers. Here is the 2018 recap with the 2019 projections.

A record number of resale homes came to the market throughout 2018. That gave buyers more choices and it moved the standing inventory of homes (those available at any moment in time) from record low levels. All of 2016 - 4,912 sales
YTD 2017 - 5,212 sales so far with two more weeks left in the year
The number of new listings is up slightly from last year:
All of 2016 - 5,930 new listings

This autumn at the Tumwater Falls Park located in Tumwater, WA, I was surprised to see the salmon working their way up the river. The river seems pretty mighty. As I was standing on the bridge at the lower part of the falls, I was amazed to see these flyin' fish battling the strong currents.
I really like to visit the Tumwater Falls Park as it's right next to my office and is a great place to take a walk and be out in nature even though you are right in town. The park surrounds the old Olympia Beer Brewery.

The real estate market for 2017 has been a good year.
After years of short-sales, bank-owned properties, an unstable economy and low buyer confidence, 2017 is a breath of fresh air. But sometimes, you just can’t make people happy, especially the media.

All the numbers look great for the Tumwater area!
Sales Prices are up. Number of home sales are up. Inventory numbers and number of homes listed for sale are improved. This is great news for sellers. Sellers have less competition but buyers have less inventory to choose from. With 2 months of inventory, Tumwater area sellers are in a seller's market. The McLane Creek Nature Trail located between West Olympia and Tumwater offers a flat 1.5 mile loop trail. I enjoy trails that I don’t have to carefully watch my step but instead can enjoy the sights and sounds. McLane Creek is one of those trails that is very well maintained with lots of boardwalks and viewing outposts.
There is an inner loop trail that goes around the pond, and then the outer loop portion goes through the dense forest. I recommend doing a figure eight to explore it all.
