The Martin County Residential Market Reports sales data of single family homes and townhomes as reported by the Realtor Association of Martin County. 

After 4 months of impressive gains the volume of sales and steady to increasing average sales prices, July 2010 brought a small setback in the trend.  Hopefully most of the weakening can be attributed to the seasonal nature of real estate in Martin County.  Only time will tell if that's the case or a result of a slowing economic recovery.

The July condominium numbers reflect a fairly sharp downturn in sales from the previous months and a slight decrease from last year.  Much of the decline can be attributed to the normal seasonal decline, but some of the disappointing numbers are probably because of a weaker than anticipated economic recovery. 

Fairly disappointing across the board with a decline in median prices, volume and an increase in inventory.  It still remains a buyer's market for condominiums in Martin County.

Real Estate in Martin County, Florida - Residential Market Report through June 2010   
Residential Sales in Martin County, Florida remained strong in June with 196 units selling.  Up from a strong April of 153 homes anbetter than May 2009 which had 140 sales.  Our inventory went up slightly this month to 1790 units (compared to June of 2009 with 1862 units and the high of just under 3000 in January of 2008).  The absorption rate for the month of June declined to 9 months and continues to trend towards a more balanced market.

Condo sales were strong in June, 62 condos were sold, compared to 51 in June of 2009 The inventory continues to decline now standing at 815 active listings down from 982 of May, 2009.  The single month absorption rate is down to 13 months compared to last year's 19 months.

Residential Sales in Martin County, Florida remained strong in May with 153 units selling.  Down from a very strong April of 194 homes and equaling the sales of last May at 153.  The inventory is now down to 1748 units (compared to May of 2009 with 1962 units and the high of just under 3000 in January of 2008).  The absorption rate for the month of may stands at just over 11 months and continues to trend towards a more balanced market.

Condo sales slipped a little from April, down to 57 units. Just one more than in May of 2009 with 56 units sold.  The inventory continues to decline now standing at 849 active listings down from 1023 of May, 2009.  The single month absorption rate is back up a bit to 15 months compared to last year's 18 months. 
While the inventory is getting smaller, the relative lack of demand and distressed properties for sale continue to drag down prices.  While not declining any where near the rates of the past two years, there is still no indication of a rise … (1 comments)

market report: Hobe Sound, Florida Market Report - May 2010 - 06/08/10 11:57 AM
In the area defined in our MLS system as Hobe Sound which is South of Cove Road to the Southern boundary of Martin County, there were 330 active listings of all residential listings excluding condos.  An additional 98 listings are under contract and awaiting a sale (many of these are short sales and are in extended contingencies waiting for the lenders decision on approval).  In May of 2010 36 listings sold.  Ranging from a high sales price of $631,000 to a low of $45,550.  This sales rate results in an absorption rate for May of 9.2 months.  Still a buyers market … (1 comments)

market report: Hutchinson Island (Martin County) Market report for May 2010 - 06/07/10 10:46 AM
On Hutchinson Island in Martin County there were 229 active listings for sale.  These include homes, town homes, condos and modular homes.  Currently there are 28 listings under contract pending a sale.  In May, 11 units sold.  This sale rate results in an absorption rate of 21 months,  reflecting the predominantly slower sales of condos and the higher end ocean front homes.  (A balanced absorption rate is generally considered to be 6 months) On Hutchinson Island, it is still a buyers market.

There are currently 530 units for sale in the Palm City (MLS area 9) area.  This includes single family homes, condos, town homes as well as mobile homes in Palm City, generally east of the turnpike and not including Palm City Farms.
In May, 29 units sold in this area from a high sale price of $800,000 to a low of $77,000.  The absorption rate for May is at 18.3 months.  Still definitely a buyers market (a balanced market is generally believed to have an absorption rate of 6 months).  May statistics follow:

There are currently 275 units for sale in the greater Jensen Beach area.  This includes single family homes, condos, town homes as well as mobile homes in an area north of the Roosevelt Bridge and located in Martin County. 

In May, 29 units sold in this area from a high sale price of $1,204,800 to a low of $37,500.  The absorption rate for May is at 9.5 months.  While not representing a balanced market (a balanced market is generally believed to have an absorption rate of 6 months), it is certainly better than in past months.  May statistics follow:
