Residential (single family homes and town homes) shot up in April.  I suspect as a result of the home buyers tax credit and some positive economic news.  This should spill over to closings through May and possibly June.  The absorption rate has dropped to 9 months for the month of April.  The lowest value we've seen since the beginning of the housing crisis.

Condo sales remained strong through April 2010 by volume and the one month absorption rate is now just over 10 months.  We'll have to wait a few months to see if the end of the homebuyer's tax credit has any effect on the sales rate and prices.

Residential (single family homes and town homes) absorption rates have crept up a little due to seasonal fluctuations.  The number of sales were down by two units from a year ago, however the inventory continues to decrease and is now down below 1900 units.  For the first time in a number of years, there has been a rise in both median and average sales price.  Pending home sales are quite strong and I expect strong activity at least through the summer.
