Weston is still in a Buyer’s Market.  Weston has over 24 months of inventory (the 12 month figure is used for the absorption analysis), which is one of the very highest in Fairfield County.   Six months of inventory is a balanced market, favoring neither Seller nor Buyer.  Less than six months is a Seller’s market. 
There are increases in favor of the Seller in nearly all market indicators for the past three months.  This is the sign of a strengthening market and is a positive trend.

The Weston, Connecticut real estate market is still trending  down. The slowdown earlier in the year can be attributed in part to the power outages that accompanied Tropical Storm Irene and the freak October snowstorm. However, the 3 month comparison shows that both the number of sales and sale prices are still declining. 
The amount of inventory that the market can absorb was down significantly in the second half of the year, likely due to the power outages from Tropical Storm Irene and the October snow storm, which kept buyers away.   We use the … (0 comments)
