Westport is still a Buyer’s Market with 8.1 months of inventory on the market (the 12 month figure is used for the absorption analysis.   The three month trend line shows more homes selling per month, less supply on the market (291 homes were on the market in January 2012 compared to 245 in January 2013).
Westport appears to have hit bottom in February 2012, and is in recovery.

Westport is still a Buyer’s Market with 11.1 months of inventory on the market (the 12 month figure is used for the absorption analysis).   The six month trend prices are much lower than the 12 month trend prices, but as you can see from the three month figures, sales have slowed.
Westport appears to have hit bottom in February 2012, but the recovery is mixed.  The gains of the Spring market have not been sustained.  Prices are lower and days on market are back up to where they were before the Spring market.

Westport, Connecticut had a great Spring market with rising prices and decreasing inventory.  In fact, prices have been rising over the past 12 months, so this is not just a Spring market artifact. 
The amount of inventory that the market can absorb has not improved, however.   We look at the absorption rate over a 12 month period (see chart above), which means that it would take 14 months to sell every home currently on the market in Westport.

The Westport, Connecticut real estate market is improving. The 3 month comparison shows that  both the number of sales and market prices have increased. 
The amount of inventory that the market can absorb has only improved slightly.   We look at the absorption rate over a 12 month period (see chart above), which means that it would take12 months to sell every home currently on the market in Westport.

Westport is is the only town to show increases in Average List Price and Sales Price for the past six months.  However, it would take 13.6 months to sell off all the inventory in Westport (the 12 month rate is used), so it is still a strong Buyer’s Market in Westport. (A balanced market is 6 months of inventory and less than 6 months is a Seller’s Market.)
