galveston texas: Galveston Real Estate Looking Better - 11/10/10 07:43 AM
I was working with the MLS today to get some of the newest numbers and see how things are looking. The data is as follows:
605  residential listings in Galveston
48 pending
557 active
53 sold in last 30 days
37 expired in last 30 days
103 new listings last 30 days
or: 138 sold/pending/expired in last 30 days vs 103 new listings... net change - 35 properties off the market.
My take: It looks great! Galveston's best time to buy vacation/resort homes is in the off season, but its also our "slow" time. Prices have come down significantly and … (3 comments)

galveston texas: Galveston After Ike - 11/05/08 05:03 AM
Galveston... now over 3 months after hurricane IKE. How are we doing you might ask? That question depends on who you are. Ryson Real Estate will re - build but others will not. Galveston is undergoing a rebirth. Driving around weekly will attest to that fact. Galveston is looking less like a war zone... Downtown Galveston was hit very hard and many people/businesses did not have flood insurance because its been so long since the island has had a storm like this. All of downtown flooded, and it is taking longer to rebuild that even I thought it would. But- it … (0 comments)

I did this photo album a long while ago, but I did not put it on here... We have been a little busy lately. I hope to add some re-building pictures on here soon... but for now this will just remind us of what we survived!

galveston texas: Galveston - back in action - 10/15/08 04:42 AM

Galveston took a major blow with hurricane Ike- but we will recover. Cleanup and power restoration is nearing completion and real estate is getting back on track. In order to close a deal that was pending pre-hurricane you have to get all the utilities turned on, re-inspected, re-appraised, and possibly get new financing. I have my first closing post -Ike coming up in a week or two. It is a little tough to close a house unless it is cash, but that will soon change. Most of the island has power, water, and gas. We have some gas stations open, … (3 comments)

galveston texas: Galveston Texas has a lot to Offer - 12/30/07 02:31 AM
I was working with my clients today hoping to seal the deal on a beachfront house when they brought up a great source of pride for me. They said "Galveston has a lot to offer!", and they are right. This couple is from Atlanta and formerly owned in Hilton Head beach. So, for them to say Galveston is wonderful and the beaches are clean was amazing to me. Prices, they said, in Hilton head were in the $2-$3 million range for beachfront. Here however the most expensive home they looked at was under $700,000 and that was for a new 4 … (5 comments)
