Just when all the news services say the average home price is leveled off, the economy is doing better jobs reports don't show the proof. It was not that long ago the 5 major banks make a deal with the federal government on "robo-signing" and held back on foreclosures, as I mentioned in another post, when everyone was so happy to see a slight decline in foreclosures. That was the "Phantom" surge where a myth was perpetuated to make consumers feel good that the economy was getting better. OK, I love these little hypes that have so little substance and really disguise the facts. The fact is we are selling homes 16% below last years prices in July and 19% over all, as reported in the Grand Rapids Press. The fact is we have sold more homes...so you can say the market is comming back...or you can look at the make-up of the numbers and see the real issues. Summer months always bring increased sales. We have had some pent up demand....and the $8000.00 first time buyer incentive also has contributed to increased sales but in the lower price … (1 comments)

We recently had an article published in the business section talking about lakefront properties and the difficulty sellers are having selling these properties. For seller that headline was no headline it is reality! In Michigan the market is not for the faint of heart. If you are looking to sell high and hold your price no matter what the offers are....your agent is probably not going to give your property a lot of promotion. The reason is simple the agents and brokers are in business. Would you promote a property that is over priced and non negotiable? Of course you wouldn't buy … (0 comments)

Just a few days ago the National Association of Realtors made a statement of the improving sales for the month of July. That may be a national trend for one month but for those of us trained in marketing one month does not make a trend. Many economists are not so sure that the market surge reported in existing home sales is anything more than a blip that will go away as fast as it showed up. Michigan has some underlying factors that are affecting our market that may not be present in other markets. Michigan rates #5 in the foreclosure rate nationally … (0 comments)
