arizona real estate: Home Prices Move Up - 09/30/09 09:47 AM
According to an article in the September 25th issue of the Phoenix Business Journal, home prices in the Phoenix area rose .08 percent from May to June. This is taken from the Arizona State University Repeat Sales Index.
This is the first month-to-month increase since 2007 and the median price of a home in the Phoenix area is $122,000 up from $119,000 in May.
According to the article these new numbers offer some evidence that "perhaps" the worst of the plunge in home prices may be over - at least for now.
Here is hoping that they are correct in there … (1 comments)

arizona real estate: Professionals Return Calls - 09/23/09 11:43 AM
Professional agents return phone calls as soon as they can get the message. It is plain and simple and common sense to professional sales people who have sold in the real estate market and out of it for any length of time. With all the modern technology, cell phones, email, texting, what excuse is there for not returning calls to other agents? None!!!!! Why is this so hard to get across to agents in this industry?
I believe the problem stems from so many agents without any sales background or training. Just because you have a license DOES NOT MAKE YOU … (5 comments)

arizona real estate: Promote Yourself - 09/14/09 03:24 AM
It has been said, "If you don't go out and tell prospects how good your product [service] is: it's like winking at a girl in the dark -- you know it but she doesn't." As real estate practitioners we must promote our services and what we can do for our clients in any way possible. Some long time agents shy away from the new social media and will not adapt and blog.
It is a good time examine your marketing approach. How do clients find you? Can they find you and if so do they understand your specialty and how you can … (5 comments)

arizona real estate: Secret Agent - 09/09/09 11:46 AM
You decided to purchase, sell or lease your home in Surprise, Arizona and use a professional Realtor to insure fair and ethical treatment. Congratulations on your first correct decision! Now where do you go and how do you decide which agent to utilize? Let me suggest some criteria that might help you select the best person for you.
Does your potential Realtor really know Surprise? Are they a "secret agent" only visiting the community if they have a buyer? Do they "live" in the area or do they have a main office in the town which they rarely frequent? Many agents list homes in area's … (0 comments)

arizona real estate: Are You Happy? - 09/09/09 03:05 AM
Well known American film director, producer and screenwriter, George Lucas said, "If America is the pursuit of happiness, the best way to pursue happiness is to help other people." That is certainly wise advice and makes me wonder, how many of us are happy? Are we helping other people or are we thinking only of ourselves and our problems. Are you happy?

arizona real estate: Warnings - 09/05/09 05:30 PM
I was in the grocery store this afternoon and as I was checking out several patrons left with their purchases and one set off the noisy "inventory control device". The purpose of this device and the loud sound is to help prevent customers from taking unpaid items from the store. The intent is good but as the sound went off, almost everyone either glanced at the door or ignored the sound completely. Not one employee went to check and see if anything was amiss. Every time I have been in the store when this has happened the same scenario happens. Nothing!

arizona real estate: What does the Graphic Say??? - 09/05/09 05:16 AM
When you get to the bottom of a post to leave a comment sometimes a box appears and the comment asks "What does the graphic say?" Occasionally a real word is listed but most of the time the "word" is  gibberish. I chuckle at some of the graphics listed and as I was entering one today I thought, who thinks up these graphics? What an interesting job to come up with a combination of gibberish to make sure spam isn't getting through. How creative would I needto be to come up with millions of combinations to save us all? Has anyone else noticed or thought about these words?
Now before … (3 comments)

arizona real estate: Scumbag Landlords - 09/04/09 08:57 AM
Is there anything lower than a scumbag landlord that takes a tenants rental money while defaulting on their loan and letting the place foreclose? I have a client who is in that situation as I write this post. Fortunately, we found out the home is going to foreclosure so I have the time to find these good people a place to move without much problem.
The landlord, of course, hasn't said a word to the tenant. It is no wonder that landlords have such a bad reputation. In most cases they are deserved!

arizona real estate: "Cause Something to Happen" - 09/04/09 05:22 AM
The 2009-2010 college football season is upon us with the opening games last night. One thing I believe we can take from college football is a saying on a sign that legendary Alabama Coach Paul "Bear" Bryant hung in his locker room. "Cause Something to Happen"
I read a blog about social networking and how many "old" school agents are still prospecting and refusing to learn and use new technology. Many sit around and reflect on the good old days and grouse about how nothing is happening for them.
It would be wise to use Coach Bryant's saying in our lives. Things sometimes … (4 comments)

arizona real estate: What Do You Really Think? - 09/03/09 06:52 AM
I am fascinated with the number of people who read blog posts and never leave a comment, positive, negative or neutral. I wonder if they agree, disagree or don't care. It would be interesting to know some of the thoughts of readers. How about you? Care to get involved and comment?

arizona real estate: Look into My Eyes - 09/03/09 06:11 AM
It has been said that communication is only complete when it has been "registered" by the receiver. How often do we communicate with our client or prospective client and what we say makes sense to us, but later we find the receiver did not understand what we meant? We might have used "industry" jargon or abbreviated words, like MLS.
We are familiar with such terms and converse with other agents those in the business but those outside may be confused with the terms or process that is second nature to us. In those cases, the communication was not complete, as it … (5 comments)

arizona real estate: The Chief Peddlers Blog - 08/29/09 07:31 PM

In the "olden" days salesmen were called peddlers. They often had a number of items on their wagon or cart or other means of transportation. Having been in sales, sales management and marketing for 35+ years I feel I can help others in the sales profession with information on a number of topics.
If you have read my blog here at Active Rain, and enjoyed anything I have written check on The Chief Peddlers Blog and you will find different and longer articles on,sales and sales management.

arizona real estate: Are Your Challenges Fun? - 08/20/09 08:37 AM
The legendary Walt Disney once said, "It's kind of fun to do the impossible." Walt had the right attitude and spirit in all that he did and where would TV, Movies and Entertainment in general be without his visionary outlook?
These past few years have been loaded with challenges in the real estate industry. We have seen many agents leave the profession, some of them needed to go, others weren't up to the challenges. Those that remain certainly are up to the market and economy and are successful.
One question I would like to pose; are your challenges fun? Are you enjoying … (1 comments)

arizona real estate: Scam Request - 08/18/09 04:07 PM
I don't know how many of you have received the "scam" letter from Senator Wilson Asinobi Ake of Nigeria, but this is a heads up that you might receive one. This letter has been going around for at least two years with the sender asking for help to purchase a home/property for over 4.5 million dollars although the amount varies depending upon where the letter is sent.
Just some information for all my Real Estate friends.

arizona real estate: Special Moments - 08/18/09 03:36 PM
Emerald Isle North Carolina is a gorgeous place to vacation. Today, after viewing the North Carolina Aquarium, I stopped in a little country store to cool off with some refreshing ice cream. There was a sign that caught my eye - "We do not remember days; we remember moments." As I was having a terrific moment, I realized how true that sage advice was in my life.
There are special moments we will remember when dealing with clients. Do you remember when you passed your test and received your license, or your first sale or first listing? We get so caught up … (0 comments)

arizona real estate: The Sweetness of Patience - 08/16/09 03:18 PM
We all have clients that area "difficult" to deal with whether they are buying or selling. Those that won't clear the clutter or paint a wall to make the home more presentable to buyers, or buyers that won't make a decision on an offer. Our patience wears thin and it becomes frustrating for every Realtor® who desires only the best for their clients and work to that end.
The reward is great in the end, but it is a challenge arriving at this point. "Patience is bitter," said Aristotle, "but it's fruit is sweet." Every one of us, who have closed … (4 comments)
