surprise arizona: Advice - 09/18/09 04:10 AM
English author Samuel Johnson gave this sage comment, "Advice is seldom welcome. Those who need it most, like it least." There is excellent advice dispensed on Active Rain and I wonder how many take it to heart or think they do not need any of it. A wise person  listens to advice, examines himself or herself to determine if it applies and if it fits and they use it to grow and develop, they benefit their clients. That is how they began wise. We should follow their example to benefit our clients as well.

surprise arizona: Look into My Eyes - 09/03/09 06:11 AM
It has been said that communication is only complete when it has been "registered" by the receiver. How often do we communicate with our client or prospective client and what we say makes sense to us, but later we find the receiver did not understand what we meant? We might have used "industry" jargon or abbreviated words, like MLS.
We are familiar with such terms and converse with other agents those in the business but those outside may be confused with the terms or process that is second nature to us. In those cases, the communication was not complete, as it … (5 comments)

surprise arizona: Surprise or Secret Agent - 08/30/09 05:11 PM
You decided to purchase, sell or lease your home in Surprise, Arizona and use a professional Realtor to insure fair and ethical treatment. Congratulations on your first correct decision! Now where do you go and how do you decide which agent to utilize? Let me suggest some criteria that might help you select the best person for you.
Does your potential Realtor really know Surprise? Are they a "secret agent" only visiting the community if they have a buyer? Do they "live" in the area or do they have a main office in the town which they rarely frequent? Many agents list homes in area's … (4 comments)

surprise arizona: Incompetence is Rampant - 08/10/09 02:13 PM
My rant for today involves the continued incompetence by listing agents and brokers. Someone takes a listing for a home - bank owned of course - and places it on the MLS. The lock box is not ARMLS and so it required contacting the number given on the MLS form. Guess what, no one answered at 4 PM in the afternoon. So I contact a number for the agent whose name was listed on the form.
After a dozen rings the lady answers with such noise in the background I could barely hear her. I requested the code to show my … (2 comments)

surprise arizona: Missing Information - 08/06/09 08:21 AM
Is it painful to completely fill out the MLS form? I only ask because I find so many MLS pages incomplete there must be a good reason. Realtors® are professionals and work hard to insure complete an accurate listings.
Take the Home Owners Association section on the form for example; the box is marked yes there is an association, but where is the name and more importantly the amount of the dues? I understand that it might take some digging to get this information but a real pro will be thorough and concise in all they does and will find these facts to … (2 comments)

surprise arizona: Think Like A Buyer - 08/05/09 03:50 AM
Someone once said, "The man (person) who can put himself in the places of other men, (people) who can understand the workings of their minds, need never worry about what the future has in store for him. (them) Can you forget your personal feelings when working with a buyer and put yourself in their place?
What are they thinking about what you are showing them homes you picked out? Even though you may have done an exhaustive analysis for them and you believe you have picked the right homes for them to view, have you really? Why are they slow to buy? … (0 comments)

surprise arizona: Technology and the Eyes - 08/02/09 09:01 AM
I recently read an article by Michael Antoniak a journalist and technology expert on yes, the uses of technology. Mr. Antoniak indicated that many agents prefer phone calls and e-mail but in the future he predicts text messaging will take priority.
I'm all for technology to make everyone more efficient and effective. However, since the beginning of sales, there is no substitute for a face-to-face meeting to look in a buyer or sellers eyes and read what they need or where they might have objections. Personal contact will never go out of style and will continue to say to a client, … (0 comments)

surprise arizona: First Time Buyer Credit Deadline Looms Closer - 08/02/09 07:25 AM
The first-time home buyer tax credit deadline of December 1st is fast approaching. In February Congress increased the credit from $7,500 to $8,000 and eliminated the repayment requirement. Now is the time for buyers to take advantage of this program - before it is too late. There is still a large segment of the market that is not aware of this program or it's advantages.
Buyers who wish to utilize this program but don't have the $8,000 up front can ask lenders to give buyers access to tax-credit funds at closing through a loan facilitated by the FHA. Another possible … (3 comments)

surprise arizona: I'm Stupid - Help - 07/26/09 03:45 PM
I admit, I'm "old school" and over 45 so, I'm obviously stupid. In the "olden days" I was taught to be courteous to others in my personal and professional life. Courtesy wasn't a sometime thing, only to be used when it was convenient, easy, or if I felt like it. For example, if I received a phone message and the caller requested information I was taught to respond back in a timely fashion, even if it was to acknowledge the call and tell the person I would need to get the information and get back to them.
I learned that being … (6 comments)

surprise arizona: Surprise City Hall - Wow - 07/24/09 09:23 AM
The new Surprise City Hall is open and the four-story 134,000 square foot north building housing the city staff and council chambers is beautiful. Right next to this building to the south is the one-story 26,000 square foot facility that is home to Rio Salado  Colleges' Communiversity. Rio Salado offers two and four year degrees.
This complex is quite a contrast to the old dilapedated facility utilized for so many years on Bell Road. I can only describe the new facility in one word - WOW! The buldings feature natural stone elements that tie in Surprise's western backdrop - the White Tank … (2 comments)

surprise arizona: Agent to Agent Courtesy - Out of Style? - 07/26/08 09:45 AM
I must admit, I'm old school. So please help me understand in this new reality why agents being courteous to other agents isn't necessary, because I am lost.
I faxed an offer to an agent and then followed up several hours later with an email to verify that they had received the offer. Now 24 hours later I still have received no word from the agent. I called and left a message on their phone, still no call. I realize that in this short sale market it takes weeks to get acceptance or rejection, but a return call or email saying that the offer was … (15 comments)

surprise arizona: Are you Listening? - 11/17/07 01:43 AM
When President Lyndon Johnson was  junior senator from Texas,he had a sign on the wall of his office that read: "You ain't learning nothing when you're doing all the talking."
As Realtors we love to talk, love to let the client know all about what we can do for them and how we can service their needs. However, do we actually know what their needs are when we are talking all the time?
It's had to be a good listener--especially when we like to talk so much ourselves. So often, we listen to part of what is being said, then ignore the speaker an think … (7 comments)

surprise arizona: White Tank Mountains - 11/14/07 09:43 AM
For those of you who enjoy hiking, there is no better location than the beautiful White Tank Mountains just west of Surprise, Arizona. In fact the Maricopa County rangers at the park offer ranger-guided hikes and family-oriented programs. Reservations are not needed unless requested.
It is recommended that you wear sturdy, closed-toes shoes for most programs and bring plenty of drinking water. There are no fees for the programs, however entry fee to the park is a mere $5.

surprise arizona: The Key Ingredient - 11/14/07 04:49 AM
I fancy myself as a pretty good cook. I'm not as creative as many but I can follow recipes very well and I can get all the ingredients in there to make a pretty mean meal. Those who cook know that leaving out key ingredients can spell disaster for the meal. So it is in the Real Estate business, leave out a key ingredient and it can spell disaster.
What is the "key" ingredient in your business? The Dartnell Company put out a Salesmanship bulletin years ago and I think they hit the nail on the head when they said, "The key … (3 comments)
