English author Samuel Johnson gave this sage comment, "Advice is seldom welcome. Those who need it most, like it least." There is excellent advice dispensed on Active Rain and I wonder how many take it to heart or think they do not need any of it. A wise person  listens to advice, examines himself or herself to determine if it applies and if it fits and they use it to grow and develop, they benefit their clients. That is how they began wise. We should follow their example to benefit our clients as well.

It has been said that communication is only complete when it has been "registered" by the receiver. How often do we communicate with our client or prospective client and what we say makes sense to us, but later we find the receiver did not understand what we meant? We might have used "industry" jargon or abbreviated words, like MLS.

My rant for today involves the continued incompetence by listing agents and brokers. Someone takes a listing for a home - bank owned of course - and places it on the MLS. The lock box is not ARMLS and so it required contacting the number given on the MLS form. Guess what, no one answered at 4 PM in the afternoon. So I contact a number for the agent whose name was listed on the form.

Is it painful to completely fill out the MLS form? I only ask because I find so many MLS pages incomplete there must be a good reason. Realtors® are professionals and work hard to insure complete an accurate listings.
Take the Home Owners Association section on the form for example; the box is marked yes there is an association, but where is the name and more importantly the amount of the dues? I recently read an article by Michael Antoniak a journalist and technology expert on yes, the uses of technology. Mr. Antoniak indicated that many agents prefer phone calls and e-mail but in the future he predicts text messaging will take priority.
I'm all for technology to make everyone more efficient and effective. The first-time home buyer tax credit deadline of December 1st is fast approaching. In February Congress increased the credit from $7,500 to $8,000 and eliminated the repayment requirement. I admit, I'm "old school" and over 45 so, I'm obviously stupid. In the "olden days" I was taught to be courteous to others in my personal and professional life. Courtesy wasn't a sometime thing, only to be used when it was convenient, easy, or if I felt like it. For example, if I received a phone message and the caller requested information I was taught to respond back in a timely fashion, even if it was to acknowledge the call and tell the person I would need to get the information and get back to them.

The new Surprise City Hall is open and the four-story 134,000 square foot north building housing the city staff and council chambers is beautiful. Right next to this building to the south is the one-story 26,000 square foot facility that is home to Rio Salado  Colleges' Communiversity. Rio Salado offers two and four year degrees.

I must admit, I'm old school. So please help me understand in this new reality why agents being courteous to other agents isn't necessary, because I am lost.

For those of you who enjoy hiking, there is no better location than the beautiful White Tank Mountains just west of Surprise, Arizona. In fact the Maricopa County rangers at the park offer ranger-guided hikes and family-oriented programs. Reservations are not needed unless requested.
It is recommended that you wear sturdy, closed-toes shoes for most programs and bring plenty of drinking water. There are no fees for the programs, however entry fee to the park is a mere $5.

I fancy myself as a pretty good cook. I'm not as creative as many but I can follow recipes very well and I can get all the ingredients in there to make a pretty mean meal.
