surprise arizona: Ten Commandments of Good Human Relations - 11/06/07 01:25 AM
I have been in sales and marketing for over 30 years and I have collected many thoughts and stories. I ran across this and felt it worthwhile to share as a reminder since we are in the "people" business.
THE TEN COMMANDMENTS OF GOOD HUMAN RELATIONS
1. Speak to people. The isn't anything as nice as cheerful word of of greeting.
2. Smile at people. It takes 72 muscles to frown, but only 14 to smile.
3. Call people by name. The sweetest music to everyone's ears is the sound of   his/her own name.
4. Be friendly and helpful. If you would have friends be friendly.
5. Be … (6 comments)

surprise arizona: The Wizard of Westwood - 11/05/07 02:57 AM
The legendary coach John Wooden became famous for his 10 National Champion UCLA Bruin basketball teams and his philosophies of life and how to achieve success. One of his teachings says, "Why do so many people dread adversity, when it is only through adversity that we grow stronger?"
This can apply to the Real Estate market in our world today. We continue to try to find buyers that can qualify for loans, sellers who want to price their homes "to" sell and lenders who will work with us. How many extra hours have you put in? What new marketing efforts have you started? … (1 comments)

surprise arizona: More Superbowls for Arizona - 10/31/07 03:16 AM
On October 15 the NFL Commissioner, Roger Goodell visited Phoenix to go over the preparations for the upcoming Superbowl in February. The Commissioner indicated that he expects Arizona to host more Superbowls. "You've got all the elements...a great infrastructure, a world-class stadium," he said.
If you are not familiar with the University of Phoenix stadium, home to the Arizona Cardinals, one fact you might find interesting, the field is on rollers. The stadium has a domed roof, which does open, but not enough to give the grass the sun needed to keep it growing, green and healthy. So, the entire field is on rollers and … (1 comments)

surprise arizona: Moonlighting - 10/26/07 06:17 AM
I read an interesting article in the Orlando Business Journal about Realtors taking a second job or even switching careers during this current housing downturn. On such Realtor was going to supplement his income by waiting tables at the Stonewood Grill & Tavern. One young lady decided to take a nine-week course in Hawaii to become a certified Bikram Yoga instructor.
One of the story participants said, "I don't think I would call it changing careers - it's survival." The article mentioned that there are too many houses for sale - and too many real estate agents trying to sell them.
So after finishing … (28 comments)

surprise arizona: Old Fashioned Service - 10/25/07 11:32 AM
Remember the "good old days" when you pulled into a "Service Station" and actually got service? May I check your oil? How are those tires? All this while the gas was pumping in your car and you didn't have to lift a finger. If you aren't old enough to remember, this was service. Then when the tank was filled the "Service Station Attendant" brought you  a clip board with your gas receipt to be signed, gold or green stamps or your change and you never left your car. Am I showing my age? Probably, because I did "pump" gas when I … (7 comments)

surprise arizona: Courtesy - 10/25/07 03:30 AM
No fancy pictures or glib phrases to catch everyone's attention on this one, just a major rant on the lack of courtesy and professionalism by Realtors in Arizona. I have had a number of agents view my properties and I have contacted at ten to twelve of them to get feedback, good or bad, and NOT ONE has been courteous enough to return my call or email.
It is no wonder that our profession ranks so low in the eyes of the public. When did courtesy go out of style? On one of my posts I had one agent from Washington say that he was so … (2 comments)

surprise arizona: Make it Work - 10/21/07 02:58 AM
Foreclosure! What a terrible word to deal with in today's housing market. Homeowners facing foreclosure have several options available to them.
One option is to consider an auction to unload the property quickly. Another viable option for owners to work out a payment arrangement and schedule with their lender, rather than just waiting for foreclosure. Lenders do NOT want to have a stable of houses and in many cases will work with a homeowner. Some lenders won't work out an arrangement but it doesn't hurt to ask.
If this is the case then the borrower could give the lender the title to … (2 comments)

surprise arizona: City Targets Rental Homes - 10/18/07 04:43 PM
The City of Surprise, Arizona city council has approved a new rental accountability ordinance and will be hiring two new employees whose soul responsibility will be o deal with potential problems. The first "specialist" will be on board by the end of November.
Although the employee will not be looking strictly at rental properties in the city, it is expected that the majority of the two employees duties will revolve around rental units.
The housing boom in Surprise has resulted in an increase in rental properties within the city. The city wants the neighborhoods to be maintained and preserved and the new … (4 comments)

surprise arizona: Dog Eat Dog - 10/18/07 10:44 AM
I recently blogged about leaving a business card after viewing a home and getting feedback when I contact other agents, see: http://activerain.com/blogsview/237463/Do-you.
One comment bothered me so I thought I would throw it out to see what my fellow Rainers thought. One comment said, no response is a response. So what do you think of that? What kind of response is it? My thought process was to get feedback from the clients and other agents point of view good or bad. Certainly if the client doesn't like the place feedback to me as to why is certainly helpful, in my opinion.
Certainly … (12 comments)
