Back in October, 2010 I had written a post on how hard we work for our commission.  The same is still true two plus years later. For the seller we must:
 
Inform the sellers if there is a discrepancy at either the Assessor's Office or building Department with regard to the number of bathrooms, bedrooms, etc.  and to help them through the process if a room needs to be legalized. Pricing the home correctly so those interested buyers step forward sooner as opposed to later! Listening to the seller to learn what it is they want from us … (13 comments)

I came across quite a few homes this year that featured an illegal deck, bathroom, etc. Many times it is obvious, and other times not so… I found that many times the agents would not list the deck, bathroom as being illegal on the listing, and I guess were hoping ‘it would correct itself’ or ‘no-one would notice’ once the property was in contract.. Shame!
I had written a blog on legalizing prior to selling a home back in March of 2011, and I always find it worth returning to – year after year. If only the seller(s) would realize that … (4 comments)

Back in January 2011, I had written a post on using the right people. Times are tough, but regardless of that people will always try and save money for home repairs. I have seen the 'do it yourself-er' who spaces steps too far apart, railings too far apart, installed decks  (as they know what to do), and then of course they call their friends and uncles, and the chap down the street who moonlights as a repairman/handyman....  It seems that every other listing appointment I go to, one of the bathrooms or an additional bedroom, etc. is lurking in the background.... and I see that time and time again, the homeowner can be very indignant about either listing it illegally, or not wanting to obtain the Certificate of Occupancy.. some people perhaps bought their home with an extra bathroom or two, an extra room, and were not told of those minor details. Some homeowners perhaps finished that largebasement, installed a bathroom and bedroom for the maid or guests. Oh, and yes, forgot to get the certificate of occupancy! What is that? We all meet lovely people in our travels.. I recently met with a young couple who will be relocating out of state... and they first came to New Rochelle from down south. They bought a condo town house, and excitedly showed me their home where they had spent $30,000 renovating the basement. it was sold by the listing agent to them so dual agency... and now they wish to sell.
