I am sure you are all tugging at the leash for this event or rather your pooches are, but Sunday, October 2nd from 10-3 p.m. marks the third annual Hounds on the Sound Dog Walk and Festival at Glen Island Park in New Rochelle.
The Humane Society of New Rochelle and Pet Rescue have teamed up yet again, and it promises to be an exciting day of K-9 demonstrations, music, food, competition, vendors, a leisurely 1.5 walk with your pooches - and raising necessary funds for these two wonderful organizations while doing so. Westchester County has embraced the Sentrilock system... It is GREAT.. they seemingly worked out the kinks of a few years past, and now it works wonderfully... we can assign our names, codes to each lockbox so we can enter into the system and see who showed the house and when...  Ooops... We can also see those slightly forgetful agents who didn't feel it necessary to MAKE the appointment, and show the home....

I had a wonderful listing the other year.... I say wonderful, as I really loved the home, and the home-owners.... The house had so many great attributes, and the home-owners made it very easy to show... However, Some of the feedback led to sloping floors on the second floor, and those 'know-it-all- buyers said it was structural damage and would walk away... I suggested to the sellers that we have a pre-seller's inspection from an engineer.  It seems that every other listing appointment I go to, one of the bathrooms or an additional bedroom, etc. is lurking in the background.... and I see that time and time again, the homeowner can be very indignant about either listing it illegally, or not wanting to obtain the Certificate of Occupancy.. some people perhaps bought their home with an extra bathroom or two, an extra room, and were not told of those minor details. An affirmation in case you need one (We all do!) !I think that while many of us plodded on at the end of the year,perhaps cementing transactions, having closings, planning on upcoming new listings (hopefully!) , and simply preparing for the New Year.... one fact is clear - the New Year is upon us. There are so many agents out there, and if your local stats define the actual working (successful) agents as being even a small portion or so of those licensed (as in the Westchester area), you are STILL competing against those other agents when you go to a listing appointment. Are you resting on your laurels?, on your company's laurels? or you treating each listing appointment as if it were your first, and are you  delivering a written marketing plan to the sellers defining what you will be doing on their behalf?

Hi - with snowstorms all around us, and expecting over a good foot by tomorrow in New Rochelle, I thought it a good idea to check on a vacant property I have that is also listed over $2 Million Dollars. I am so glad I did. The house was cold, and the heat seemed not to be on. I called the owner, who gave me the number for the property manager, and then the manager said he would call the caretaker (yikes!), but am glad I went there.
