The Average sales price was $145,603 with a 96.07% List price to sales price and 108 days on the market The Median sales price was $129,900 with a 97.40% List price to saless price and 82 days on the market.

The 7 year cycle is bringing New Slabs to the Port St Lucie FL Real Estate Market AHHH.. The 7 year cycle... It is true. New construction stopped here in the Port St Lucie FL market Quarter 1 2006. While I think I knew it had to plateau and the specs homes would need to be sold, I don't think we saw the crash. But then again, how can a 30K salary support a 300K mortgage that started with a 2.5% rate. You get the point. So here we are, literally 7 years later at we are at the mends (1 comments)
After years of “can I get a foreclosure list” we are finally getting to merely, can I see what is available today? It is no secret the market is clearly changing , and in an area hit as hard as Port St Lucie FL, the news is just now starting to sink in. What does this mean for everyone in the South Florida Real Estate Market, especially Port St Lucie? In Hard Economic times you can succeed “outside the box”. The past few years have not been a normal market so why stick to conventional business practices. Many have lost the homes they can no longer afford but can afford today’s prices. If you have a client w/ a good down payment, 20% or more, substantial income but subprime credit score seek out the owner financing opportunities. These opportunities often come at a slightly higher sales price and interest rate but the balloon terms provide the necessary time for credit repair and/or self-employed W2 tax returns. In case anyone missed it… here it is!! The plain truth in black and white for all consumers to read. I am here in Florida and can definitely testify to this scenario. Just this past week I had an appointment with a homebuyer who is very frustrated after bidding over 25K above the asking price for an REO only to lose out. … They are back!!
