Here's a hypothetical for you:
You are representing the buyer in a transaction. The listing sheet clearly states, "Not a short sale," but you notice, while doing your due diligence and researching the property in the MLS, tax records, county courthouse records, etc. that the list price is significantly less than NOT ONLY what the seller paid for the home but also less than the amount of their loan. In going through the MLS system today working on some market reports for our clients, I was amazed at how many agents write "SELLER MOTIVATED" in the description and comments for their listings!
To me, listing your home shows that you are motivated. Despite your reasons for listing or how realistic (or unrealistic, as the case may be) your expectations are, the fact that you have put your house on the market shows me that you are motivated.
