chesapeake: Sunrise or Sunset? - 03/14/08 10:47 AM
I took these two pictures behind my house.  This is actually looking down the 5th tee at the HoneyBee golf-course in Virginia Beach.  When I go to list the house I will use this for one of my pictures.  The pictures were taken just seconds apart.  The first picture was metered for the sun and second for the trees.  It is just a matter of pointing the camera at the trees and pressing the shutter halfway and then moving the camera back to the sky.  The real color is inbetween and a HDR would probably have been the way to go … (10 comments)

chesapeake: Great MLS Picture? - 03/13/08 07:06 AM
This is from the house across the street from me in Virginia Beach.  The agent sold them the house when they moved here.  The picture is of the eat-in-kitchen.  The MLS listing describes it as "sunny"  The rest aren't any better.

chesapeake: Is Our Real Estate Market Different? - 03/12/08 06:40 AM
For Hampton Roads the answer is yes.  Our area is 87 out of 100 top metropolitan markets, based on the percentage of households with foreclosure filings.  Our rate here is less than one half of one percent-.361 to be exact.  This well behind Stockton, Ca at 4.8%, Detroit at $4.9% and Las Vegas at 4.2%.  Just another reason to refer your people to the Virginia Beach Area.

chesapeake: Kurt Busch Lives Here - 03/12/08 06:19 AM
The Westin Tower in Virginia Beach, the tallest building in the state is where Kurt Busch and his wife, Eva Bryan,  lives.  She is from Chesapeake and from where they live they can probably see her relatives house.  The Westin Tower is mixed use building with a parking garage, restaurant, apartments and condos all in one building.  While the norm in other cities, Virginia Beach does not have high rise buildings unless you count the hotels at the beach.  Did I mention that the Westin Tower is the tallest building in the entire state.

chesapeake: Smarter Agent - 03/12/08 02:10 AM
I hadn't seen this before so I thought I would put it out here.  You can do GPS real estate searches from your phone.  It is a service from Smarter Agent that provides rental information and guides you to the rental.  There are plans to roll out recently sold homes and MLS service.  You might want to take a look see.

chesapeake: Now That's A Car? - 03/11/08 12:59 PM
I caught a picture of this going down Shore Drive towards the beach.  Not sure where it came from or where it was going but it sure needed a picture taken.  Thought you all might want to see it.  Anymore interesting vehicles out there.

chesapeake: Stripping Bare - 03/08/08 01:37 AM
Here's one I had not thought of.  The landlord stripping his house (your house) of everything in sight while you are still living there.  This is the dark corner of the foreclosure business and is becoming more common.  Homeowners stripping a house down to where it is not really livable.  They are even taking the outside cooling units with them and the kitchen sink.  This is really crazy.  It not only hurts the bank but it hurts the area around the homes as well.  The houses become eyesores, take longer to sell and sell at a discount.  Hopefully this round of … (3 comments)

chesapeake: Old MLS Picture or New MLS Picture - 03/05/08 11:45 AM
I just listed a home in Suffolk, Va.  The home had been listed by me two years ago and didn't sell.  It went into the rental market.  I just got it back.  Which picture do you think is the new one.  I have learned a little from my friends here so I thought I would show you a bit.

Not perfect but a bit better.

chesapeake: "Bando" Something New? - 03/05/08 11:19 AM
Bando.  It is a new term to me.  It is "someone who lives in abandoned houses".  At the moment in some cities they the bando's are having a feast.  Foreclosed homes are a good target because they usually aren't boarded up right away.  They also haven't been burned out or otherwise trashed.  The foreclosed homes in inner cities are usually a target because they are closer to shelters and offer easy access to the homeless.  Virginia Beach is set up a little different than most cities but Norfolk probably has a bigger problem.

chesapeake: Recycling a Highway - 03/05/08 11:08 AM
What a neat idea.  E.V. Wiiliams the contractor for the Battlefield Interchange construction is recycling the old road.  If you drive by you will see a mountain of stone.  The recycling effort saves about 120 truck trips a day and cuts down possible accidents by not having these slow moving trucks on the road.  The old concrete was broken up and the steel rebar removed.  The leftover stone will be mixed with cement and will form the bed of the new road.  It's a big project and the interstate there is being widened from six lanes to fourteen.  Work is scheduled … (1 comments)

chesapeake: Kings Highway Bridge - 03/05/08 10:42 AM
VDOT suggested to Suffolk officials that they put all of its state road building money for the next five years away for the Kings Highway Bridge.  With the money the city was going to put towards the bridge, it would almost pay for the bridge.  No one is quite sure what impact that would have on the rest of the roads in Suffolk but as a layman I can say it would be have quite an impact.  Hopefully the city will be able to come up with somewhat of a better idea.

chesapeake: New Visual Tour and Comments Welcome - 03/05/08 10:33 AM
This is my newest property in Suffolk, Va.  It is vacant and not a place I can stage or would want to so I did the best I could.  I took the front picture about ten feet off the ground and lightened just the house up a bit.  I think the outside pictures came out pretty good.  I was going to do more of a panarama but the sun wasn't cooperating.

chesapeake: ERGONOMICS??? - 02/29/08 09:26 AM
Anyone remember that term?  I thought about it recently because in this slowdown I am spending more time at my computer than I have in the past.  I remember passing up those strange looking chairs for that tall leather bound chair that looked so good in the store.  It still looks good but my back looks like spaghetti.  So I went back to see what I should be doing.
Put the computer monitor from 20 to 40 inches from your eyes.  The midpoint should be 15 to 20 degrees below eye level.  Keep your back straight in your chair.  When you talk … (1 comments)

chesapeake: Where Is David Wright? - 02/29/08 09:16 AM
David Wright of the New York Mets recently purchased a condo at Harbour Heights.  One day you may catch him shopping at "The Market at Harbor Heights".  Of course his condo needs to be competed first.  The project is off to a good start with 59 of the 99 units under contract.  He probably asked for privacy so you won't see any big party when he moves in.  Would have been good for business.

chesapeake: Brown Pelican Thrives - 02/29/08 08:42 AM

This guy is 4 feet tall and has a wing span over six feet and is thriving here in our area.  In fact it seems to be everywhere.  I was at Rudee Inlet the other day and there must have been thirty brown pelicans hanging out.  They wait for the fishing boats to come in and try to feast.  They certainly are impressive when you see them plunging headlong from the air into the water and rising with a mouthful of fish.  The pelicans are on the states' "species of concern" which means they have no legal protection but the state monitors them.  … (0 comments)
