We don't see a lot of VA loans in Durham, NC but a few. Once in a while for various reasons after a contract is written they do not go to closing.  Now we all know there are expenses that happen in the transaction.  
Some are ordered and paid for by the seller and some by the buyer.  Recently we had one not close and the buyer had ordered the pest inspection.  The seller is obligated to pay that fee because the buyer can not.  In this case the buyer wanted his money back for the pest inspection because the seller … (0 comments)

I live in the Brightwood Trails area of Durham County.  Recently I have seen a tan Ford vehicle with Minnesota plates and a sign that says it is part of the county imaging project.  I did some checking and the vehicle is a part a mandate from the state that requires counties to to consider the potential impact of physcal changes to properties on their tax values.  I am not sure how many images he takes but for one vehicle to do the entire county could take a while.

I live in Brightwood Trails in Durham, NC.  When I sell my house and fill out my Residential Property Disclosure I have to disclose if there is a problem with the property or else I am trouble both as a seller and a real estate agent.  If I am listing a property and the seller marks No Representation I am not held responsible if there is an issue unless I should have known about the defect.

WOW I closed another HomeTown Hero buyer at Brightwood Trails in Durham, NC.  What a great program for Vets, Safety Workers, health care workers and others.  Along with a contribution from Parkmont Lending I also offer a contribution to the buyer.
This saves the buyer potentially thousands of dollars depending on the price range.  This was a new construction home from CalAtlantic so it took over 6 months to close.  In that time frame there were a few snags but we navagated them and the buyers were quite happy.  All in all just another great transaction for a HomeTown Hero.

I was recently showing properties in Bluestone Estates and one of the properties was a tri-level home at 5816 Sandstone Dr in Durham, NC. The listing has since expired and is not on the market at the moment.  I am not a fan of tri-level homes and this one reinforced my ideas about them.

The quaint subdivision of Fairway Woods in Durham, NC is about to get a makeover if Pulte Builders gets its way.  They are seeking rezoning of 84 acres to build about 300 homes.  The zoning now is for two houses an acre.  That is almost four times the density now.  
 
I drove by and saw where the entrance would be and it looks like a little sleepy town street.  If Pulte Builders gets its way there will be over 2,300 more cars on the road daily.   I couldn't imagine that but on the other hand there is progress that has … (0 comments)
