real estate: Good MLS Pictures in Virginia Beach or Bad? Which are yours? - 10/26/12 04:54 AM

Haven’t we all seen it all?  Good MLS pictures and bad MLS pictures of homes in Virginia Beach.  The first house in Virginia Beach you pull up has a living room with children's toys sprawled across the floor. The next picture is the master bedroom with laundry on the floor in the corner of the shot.  How about those with cluttered kitchen counters?  The perfect shot is the exterior with overgrown grass, shrubs and bushes or dirty gutters?

Are these real estate agents trying to just put something in the MLS or are they oblivious to the … (2 comments)

real estate: You Know 411, You Know 911 But Do You Know 811?? - 10/27/11 03:21 AM
You know 411, 911 but do you know 811?  I bet the person that puts your real estate sign posts in the yards knows 811.  811 is a Virginia statewide number for anyone getting ready to do any type of excavation on their property.  It is commonly known as Miss Utility.  Once you call they will come out and mark your utility lines so you don't have a mishap.  Some cable and phone lines are just several inches under ground and it doesn't take much to dig them up.
Somewhere around 70,000 incidents nationwide were the results of someone not calling … (0 comments)

real estate: Credit Scores Dip In Norfolk - 10/25/11 08:49 AM
Even with falling debt and fewer late payments the average credit score for Norfolk consumers by by one point.  It went from 741 to 740.  It may not sound like much but in Experians latest "State of Credit" Norfolk fell eight places.  This report is put out yearly by Experian a major credit reporting company.  Their credit score is called VantageScore and is similar to the more widely known FICO scoring system.
Your credit score is important because the higher it is the less banks will ask for additional documentation.  In addition you can qualify for better terms with some credit … (0 comments)

real estate: DROID Bionic Does Printing Part II - 10/25/11 08:30 AM
I found a new way to print my real estate documents from my DROID Bionic.  I downloaded an app from the MarketPlace called "wifi file transfer"  It turns the DROID or other Android phones into what is basically a website.  When you activate the wifi transfer application it will give you an URL to put into your web browser on your desktop or webtop and now you have instant access to everything on your DROID Bionic.
If you are going to do this, remember one important item which is not mentioned anywhere.  The DROID Bionic comes with 16 gig of memory.  8 … (1 comments)

real estate: DROID Bionic Does Printing - 10/21/11 07:58 AM
I think it is so cool to be able to walk into my real estate office and print a document that is located on my home computer through my DROID Bionic!!!.  Of course if the document was on the CLOUD I wouldn't have to log on to ZUMOCAST to do that but I forget a lot of times.  With the DROID Bionic  and MOTOPRINT I can print what ever I have access to directly and not fuss with emailing and downloading and such.

real estate: DROID Bionic Connects To TV - 10/12/11 09:03 AM
My new DROID Bionic smart phone has a micro HDMI output and connects to any HDMI input.  I bought an adaptor for my HDMI cable for $4.00 off Amazon and it works great.  Why I am telling you this?
If you do any type of Power Point or other type real estate presentations on your laptop you can do it on your Bionic, hook it to a TV and viola the sellers or buyers can watch without crowding around the laptop.  Anything that is displayed on the screen of the Bionic is displayed on the TV.  Forgot your presentation at home?  Download … (5 comments)

If you are looking for a smartphone in Suffolk and not sure which one you want, try this website at
http://www.tryphone.com/home.seam  It allows you to look at pictures and play with buttons to see what each one can do.  It is not a complete list but can be helpful.  Most of these should be helpful in the real estate market.

real estate: WOW!!! What A Price For The Oceanfront In Virginia Beach - 02/09/10 12:49 PM
What a price for the Oceanfront in Virginia Beach.  Recently a home sold at the Oceanfront for             $7.6 million.  I t was the most expensive piece of real estate sold in some time at the Oceanfront.  The home was the retreat of Art Sandler.  Sandler and his brother own L.M. Sandler & Sons, a beach based housing development firm.  Most of us have heard of them one way or another but who can afford such a price?  How about the chief executive of ADS, Inc. Luke Hillier.  What does ADS do?  How about supplying special operations gear to the military.  Mr. Hillier is teaming up with US … (2 comments)

real estate: How Do You List A House The Wrong Way? - 02/02/10 12:35 AM
Here are few ways to list your house the wrong way and keep it on the real estate market for a while in Glenwood.
List it High Because I Know Someone Will Offer LessList the house on the high side because you know every buyer is looking for a bargain.  When a home seller interviews a Realtor® it's easy for them to get caught up in the excitement of choosing a sales price. If they can get more money for the home, it means more financial opportunities for the homeowner. Maybe it means they can afford to buy a larger, more expensive … (1 comments)

real estate: Olympus Announces A New Bridge Camera - 01/22/09 10:33 AM
It is not made just for taking pictures of bridges but it is a type of camera that bridges the gap between a Point and Shoot and the DSLR cameras.  Kodak recently announced one themselves, the KODAK z980 . Olympus has announced the SP-590UZ ultra-zoom digital camera. Trumping Kodak's 24X zoom, the SP-590UZ features a 26X zoom lens that covers a 26-676mm equivalent focal length range. Thankfully there's image stabilization to help prevent camera shake at the long end of the zoom. Like previous recent Olympus UZ cameras, the SP-590UZ can record RAW files.
Although 26 mm isn't ideal for real estate it … (3 comments)

real estate: Agents Not Cutting The Mustard - 01/06/09 02:47 AM
I received an email from a buyer the other day.  He wanted information on properties of course.  I asked him if he was working with an agent and he said yes, he was waiting for a response for an offer he had made on a property.  I sent him an email and said I would be happy to help him and so on but did not want to step on the agents toes.  After that I didn't waste much time as he was already working with an agent.  He was back on my site a week later looking for properties so … (3 comments)

real estate: Can't Sell, Try Staging - 12/14/08 08:18 AM
Even in this slow real estate market we are seeing in Virginia Beach it pays to have your house staged whether it is vacant or the seller still lives in it.  Home stagers say most buyers can't see a room unless there is something in it.  They need something for them to measure it for them.  The rooms look the same to a buyer unless there is something for them to remember.  If I take a buyer to 20 same same condos and yours is the one that stands out because of the retro drapes it may be the one that is … (2 comments)

real estate: Renovation at Wards Corner Hits Snag - 11/08/08 07:08 AM
Norfolk is working on plans to provide $1 million in grants and loans to help fix up homes in three Wards corner neighborhoods.  The city has pledged the money to Denby Park, Monticello Village and Oakdale Farms but so far has not figured out how to administer the money or when it will be available.  There are over 2100 households in the area but only money enough for about 21 homeowners and 5 landlords.  It should help with real estate assesments when they are done.  The money if and when it comes surely won't be around for long.

real estate: More condos for Wards Corner - 10/05/08 04:05 AM
Arthur Collins is going to build a 385 unit condominium complex near Wards Corner in Norfolk.  The $60 million project is on Newport Ave and will replace the Riverside Terrace Apartments.  The new development has views of the Elizabeth River and will be called WaterMark.  The condos will be built in phases over a period of years.  This seems to be a pretty bold move in this real estate market and let's hope it works for him.

real estate: Suffolk Settles Lawsuit - 09/14/08 04:26 AM
The ex-Suffolk assessor for Suffolk recently settled a lawsuit with Suffolk  The terms of the deal were not disclosed.  City officials would not comment.  The assessor was fired for recently changing the way homes had been assessed along waterfront property.  There were other issues to be sure but his was the most public display by the assessor.

real estate: Whole House Surge Protection - 09/14/08 03:46 AM
Do you know how much money you have tied up in electronic equipment in your house?  How much of your real estate business would be affected by a strike?  I didn't but I do now after reading about some major hits people have taken because of lightening strikes recently.  I am considering putting in a whole house surge protection unit.  It sounds like a great idea but it is a two step process.  If you do it yourself, don't forget the second step.   The picture below shows what your voltage coming in looks like and what you are protecting against which … (0 comments)
