Establishing Legal Ownership:
Condos, Dwelling Parcels, PUDs

I've "been around" ...

Around the mortgage business, that is.  For over 40 years.

And during those 40 years,  besides being a Mortgage Originator, I also held an IL Real Estate Appraiser license for around 2 decades.  Plus I was honored to serve on my local Village Board.

My time served on that Board included working on a Comprehensive Plan for the Village and on the Building and Zoning Commission.  Each capacity fulfilled provided me with amazing opportunities to learn and expand my knowledge.  Most importantly for me was what I learned regarding real estate and the financing of it.  … (14 comments)

appraisers: In Today's Real Estate Appraisals: Info is King, Data is Available - 02/25/14 02:38 AM

In Today's Real Estate Appraisals: Info is King, Data is Available          In this automated day and age, a huge amount of real estate sales data is readily available to professionals ...
With a few clicks and the entry of a few parameters, a Real Estate Appraiser can create an instantaneous list of data for their viewing and use.  Appraisers can realistically and confidently expect that they have a reliable process of finding the most recent, most proximate, most similar property types, featuring the most similar functionality and amenities for their Appraisal Reports at their disposal.   … (18 comments)

appraisers: Tearing the Heart Out of a Housing Transaction - 02/18/13 05:42 AM

Tearing the Heart Out of a Housing Transaction

I heard it again just this weekend.  A home's Appraisal came in nearly 25% below the Sales Price agreed upon ($200,000 - $250,000 range).  The news was tearing the heart out of the Buyer, Seller, and their agents.  Heck, the entire transaction!
       I ask ...

Can the market recovery truly establish any solid footing if Appraisals continue to get in the way of a Buyer and Seller's agreement of terms?  Or can the market really rectify and heal itself with prices established … (28 comments)

appraisers: Multiple Offers and Appraisals. Learning to Co-Exist Successfully - 05/15/12 11:39 PM

Multiple Offers and Appraisals. Learning to Co-Exist Successfully               We are presently in the time of year when Appraisers, Realtors, and Mortgage Originators ... as well as Home Buyers and Sellers are often "anxious". Both good anxious and bad anxious.       This Spring, many of us find ourselves anxious, but hopeful, that our housing market is reviving itself after a long winter. This is especially true in the Midwest region where I live. Weather makes home sales somewhat more seasonal here.       This year's anxieties are accompanied by the … (26 comments)

appraisers: Who's the Real Expert Here? The Buyer or the Appraiser? Part 2 ... - 09/07/11 06:10 AM

Yesterday, in Part 1 of this post, I spoke of a first-time home buyer facing the dilemma of having to "adjust" her purchase offer on a home or walk away from the transaction.  This home buyer found herself in this predicament because appraisers (and yes, I said plural) would not "adjust" their evaluation for the home.
As supported by the many comments I received regarding Part 1 of this post, this dilemma is not an isolated incident.  It in fact is occurring in near epidemic levels in many areas of our country.       There is … (24 comments)

appraisers: Understanding Real Estate Appraisals. How Appraisals can effect the outcome of your transaction - 06/23/11 09:48 AM
 Understanding Real Estate Appraisals.
How Appraisals Can Effect the Outcome
of your Transaction

Inevitably there's a point during my conversation with almost every new mortgage client that the talk turns to the property appraisal.  If the client themself brings up the topic, it's an indication to me that I'm speaking with an educated buyer. That buyer has already done some homework regarding mortgages already ... and that's good.
Typically, new home buyers and homeowners want to know the basics of the appraisal. Who is going to do the appraisal? Will they get to see it? Will they … (38 comments)

appraisers: Appraisals & the HVCC ... Are You Frustrated With the Current Hassles? - 06/22/10 06:34 AM

Appraisal issues continue to be a problem for competing Lenders, Banks, and Mortgage Brokers.  I receive calls from Attorneys and Realtors ... even Borrowers themselves (after the loan has not closed through a competing lender), asking, "What can you do to help this situation"?  Currently, this is happening more often that you would think ... or like.

I definitely do not mind receiving phone calls or pleas for assistance regarding this issue.  I'm always happy to have a chance to help and also grow my business.  And, this is a problem where I think I hold a definite edge over many … (33 comments)
