Here is this months Brentwood Market Report. These figures were pulled from the MLS on July 13th & 14th and are for Single Family Homes only. There are some slight differences in the Sold properties for May in this months report and Last Months Report Due to late reporting.

Prices leveled out and showed no increase on a SF basis from month to month. The average and median price still increased. The number of bank owned homes on the market remained about the same going from 39 last month to 40 now. The price of active homes is moving closer … (0 comments)

Up towards the top of Balfour as you head to Deer Valley Road is Balfour Guthrie Park. This is a very nice park with a sports orientation.
The park has a nice baseball diamond, but can also be used for soccer. When we were there a youth football team was also doing non-contact practice. There are stadium lights for night play. There is a lot of open space and nice grass.

Brentwood Memorial Park is on Balfour at the corner of Griffin. The Brentwood Swim Center and Brentwood Senior Center set on the same site. There is plenty of off street parking.
Near the entrance at end of the parking lot the park features a rose garden and a series of flags commemorating those that have served this country. The main flag pole has the US Flag, California Flag, and a POW Flag. Then there are six more flags for the Army, Navy, Marines, Air Force, Coast Guard, and the Merchant Marine.

The other night my wife and I went to a small Mexican place, the El Camino at 6611 Brentwood Blvd in Brentwood. Near the corner of Lone Tree. I had eaten here years ago when Brentwood was a small farm town and I came out this way to adjust insurance claims.  I had long forgotten about the place, but I should not have.
The El Camino is a very simple place with an authentic south west/Mexican motif.  They do not take credit cards, it is cash only, but there is an ATM machine in the restaurant.

Brentwood is the place to buy in East Contra Costa County. Home Buyers are flocking to Brentwood and we are running out of houses. These numbers are pulled from the MLS on May 11, 2009 and focus on Single Family Homes.
In April 104 homes sold in Brentwood. The Average Price of those Brentwood homes sold was $282,428.00 and the Median Price was $280,000.00. The homes sold spent an average of 52 days on the market and the average price per SF was $126.00.

I have been asked about the difference in these terms and now offer a brief explanation:
Average: You had everything together and divide by the number of units. For example if 10 houses sell you add up the total cost and divide by 10.
Median: The house in the middle of a price range. I’m not sure which way my data base jumps when there is an even number in a range. For example if 11 homes sold and you ordered them from least expensive to most expense the one in the middle would be the Median Price.

After a significant slide it seems that one market is turning around, at least for now. It is hard to tell what will happen long term. The Financial Crises is a mess and the steps to resolve it are not coordinated or sometimes even effective. Last month (February) I looked at the number of sales in January and told you that at least for now the market is picking up.  Well I took a look at the February numbers and as of 3/21/08 there are 3060 homes on the market in East Contra Costa County.  This includes Real Estate in Brentwood, Discovery Bay, Antioch, Oakley, Byron, Knightsen, Bethel Island, Pittsburg, and Bay Point.  Of the homes on the market 1129 are bank owned and 872 are short sales.  When I checked there are 673 sales pending, of which 491 are bank owned and 68 are short … (0 comments)
