I have had some bad Customer Service experiences.  My latest one is with the cable provider.  I have been bounced around for two months trying to get their Internet phone service.  I will call or go on line with a problem and get tossed to 2 or 3 different people, often with no solution.  No one can/will solve the problem and call me back.  No one cares - as long as they do their job in their narrow parameters that is all they need to do.

Where ever there is large amounts of money about you are going to find some bad apples. This includes Real Estate. The players are many and include real estate agents, lenders, escrow officers, buyers, sellers, and loan modification people (what ever they are).
Ultimately it is about the character of the people you deal with as individuals, but one way to bring the odds in your favor is to use a Realtor. Not every real estate agent is a Realtor. Real Estate license are regulated by the state. Realtors are members of National, State and Local Associations dedicated to the profession.

I have spoken to a couple of my lender partners in regard to the new lending laws as a result of the reform bill just signed by the President.  Everyone is still sorting our all of the effects of this law and how it will ultimately work out.  The new rules kick in October 1, 2008.  However, here are some things we do know:

Last month (February) I looked at the number of sales in January and told you that at least for now the market is picking up.  Well I took a look at the February numbers and as of 3/21/08 there are 3060 homes on the market in East Contra Costa County.  This includes Real Estate in Brentwood, Discovery Bay, Antioch, Oakley, Byron, Knightsen, Bethel Island, Pittsburg, and Bay Point.  Of the homes on the market 1129 are bank owned and 872 are short sales.  When I checked there are 673 sales pending, of which 491 are bank owned and 68 are short … (0 comments)

When I talk about the market I always qualify myself by pointing out what a lousy stock picker I am and the fact that I cannot never pick the winner in a football game.  I do not play poker (I cannot bluff), I do play blackjack (where I can look at the numbers and make an educated decision).

Many people are asking the question, "Has the market hit bottom yet?" And the answer is, "Maybe."
This is a very odd market and it is difficult to gauge pricing and where things should be priced.  Homes priced low are selling, getting multiple offers, and selling for above asking price.  Certain local markets are healthier than others.
There is still a lending market for current buyers, even with 100% financing.  It is not as easy to get a stated income or no doc loan as it used to be.  Lenders and borrows are shying away from the more exotic loans such as option … (0 comments)
