In a major step forward for our hospitals and our community, Universal Health Services recently announced the opening of  greatly expanded Southwest Healthcare facilities at both Rancho Springs Medical Center in Murrieta and Inland Valley Medical Center in Wildomar. Long-time readers may recall my rants from early last year wherein the hospitals appeared to be locked in a life-or-death (for residents of our community) struggle to open new emergency rooms and other much needed facilities that had been built, outfitted and staffed for over a year.

wildomar california: City Manager Panel welcomes us to our new Realtor home. - 09/14/10 01:43 PM
Yesterday our Association held our inaugural event in our brand new home. We closed escrow back in March and have been doing the TI's  since then  and completed our move just last week. There's still a couple areas under construction and we'll bring you more photos when we're all done.

So much good news - sales are up significantly comparing 1st half to 1st half over the past 4 years. Some cities are double or triple their volume during 2007. Granted '07 was not a stellar year but these numbers are well up over any of our previous best.
Prices are also stable. Again from our peak in '07 most cities have dropped 50% - 60% like a rock. But the past two years have been relatively stable in spite of sales gyrations, a switch from REO to short-sale dominated market, stimulus, moratoria, etc.

Here's the March housing update for Southwest California. In addition to unit sales and median price for the past 2 years, I've also compared our Q1 sales for 2009 with this year to see where the trendlines are. Overall, sales are up slightly constrained only by lack of inventory. Our median price is holding it's own - up a little/down a little by city. After 3 years of dropping like a rock, holding steady looks good. There's also a demand chart showing inventory levels at around 2 months for each of the 6 cities.

Welcome to the Realtor Report for January 2010. The attached charts summarize Southwest California housing activity for the year just past and provide some perspective on where we've been and where we are today. It's going to take somebody far sharper than me to figure out where we're going.

For the first time since 2006, Southwest California cities saw a glimmer of hope in our foundering housing market. Home prices posted moderate gains in some areas, very moderate losses in others. In many ways the year just passed can best be described as a transition year – perhaps the year in which our housing free-fall hit bottom. Our fondest hope for the new year is that the bottom was indeed reached and not just a respite before another plunge.

We've got an urgent challenge right now which requires big vision for change.  Each week 4,250 of our families are seeking help from Murrieta, Temecula and Menifee food banks, and 14,800 of these are our children - every week.  During summer, school breakfasts and lunches are not available to the children. Demand on our food banks has increased 83% since 2007.  Last year the tons of food collected by our Realtor & Affiliate Food Drive was gone in weeks. The need in our community is skyrocketing.

You may be aware that the Southwest Riverside County Association of Realtors has been a supporting Partner of the Southwest California Legislative Council since its inception. The SCLC, a coalition of Southwest California Chambers of Commerce, Legislative Representatives and business representatives - advocate on behalf of Southwest County Businesses. Each of you, as working Realtors, is the owner of your own business. The SCLC has proven to be an effective lobbyist for local concerns and we have a great dialogue with our local Legislators.
