Under 10,000 Active Listings in the Twin Cities!!!
I looked at the monthly numbers today. December shows 2.9 months of active inventory. This equates to about 11,900 active listings. For comparison, we had almost 29,000 listings in July of 2010.
Here's the interesting fact though, there are many listings under contract so we actually have about 9,400 active listings that are not under contract. I can't see any month or year where we've ever had so few listings!
 
So what does this mean for you as a buyer or seller?

 Today I’m talking to sellers. Understanding your opportunity is about understanding the market.

Well here’s the situation. Active listings in the Twin Cities have been steadily dropping for months and buyer activity has been wayyyyy up. I’m no economics major but it seems like a dwindling supply and dramatic increase in demand means good things for sellers.

As of the beginning of December we have a little less than 18,000 active homes for sale in the Twin Cities.
 
Sound like a lot? In actuality it isn’t. Firstly, this number is about what it was in late 2004, which means we haven’t had this few homes for sale in the Twin Cities since the height of the real estate boom. What goes through someone's head who:
A) Lives outside this Metro Area and therefore can't manage contractors
B) Knows next to nothing about what is needed to adequately rehab a home
C) Thinks it's a good idea to put in just enough rehab for the home to sell to an owner occupant but not enough to justify a price comparable to traditional sales in the neighborhood
I've seen some bad rehabs from local fix and flip investors but their lack of skill drives them out of the market since their product is bad. Unfortunately, the worst rehabs I've seen have been … (4 comments)
