flat rate mls: Flat fee MLS…it’s not your Grandmother’s property listing method! - 11/23/11 10:19 AM
The technological age has empowered consumers to demand that industries offer more reasonable prices for services.  Real estate is no exception.  Thanks to the Internet, home sellers can get exposure for their properties without having to pay huge commissions.  Instead of paying 6% to a full service Realtor, flat fee or discount listing services allow sellers to get listed on the MLS and have complete control over the sale of their property.  The concept of flat rate MLS listing originated in Florida in the late 1990’s and has grown in popularity in all major cities.  Now flat fee MLS in Tampa … (1 comments)

When it comes to flat fee MLS in Florida, I am an expert. I am the broker and founder of ADDvantage® Real Estate Network...A Florida flat fee MLS listing firm and members of more MLS Realtor Associations in Florida than any other discount or full-service real estate firm. The topic I want to address is not whether flat fee MLS is a good deal for the consumer, but whether flat fee sellers should choose a listing plan that includes contract-to-close representation? We offer two contract-to-close listing plans, ADDvantage PlusTM or ADDvantage SuccessTM.

flat rate mls: When it comes to financing contingencies, what's better for the seller? The FAR or FARBAR contract? - 06/06/08 09:28 AM
When it comes to financing contingencies, what's better for the seller? The FAR or FARBAR contract?
Flat fee sellers often represent themselves. While not advisable, I believe most flat fee sellers do represent themselves in contract negotiations.
Realtors, being licensed professionals, typically know more about sales contracts than FSBO un-represented flat fee sellers.
The most common reason that a real estate transaction fails is financing issues.  The following briefly describes the differences in the two with regard to financing contingencies:
FAR (Florida Association of Realtors) contract gives the seller an advantage because the onus is on the buyer to provide the … (1 comments)

flat rate mls: Listing Flat Fee in the MLS is a big yes if listed by a competent Florida broker - 05/07/08 02:49 PM
Flat fee MLS listing in Florida can be more powerful than full-service
My story is real and reaffirms why I am a flat fee MLS broker. By the way, flat fee listing means the service provided to the seller is not necessarily tied to a commission paid by the seller. Flat fee doesn't indicate the level of service provided to the seller either. For example, our ADDvantage® Plus flat fee MLS plan offers sellers 100% contract representation and does everything a full-service listing does except showings for just $799 and $150 at close. The reason why I differentiate this right off the … (1 comments)

flat rate mls: Is a $169 flat fee MLS listing a safe way to list a Florida home? Get the real scoop from Keith Gordon, the advocate of Florida flat fee MLS seller's rights - 03/30/08 08:39 AM
The fast answer is no. Offers on the internet for listing a Florida property for $169 flat fee in the MLS are almost always what one might fear...too good to be true. It can spell immediate trouble for an inexperienced flat fee seller who isn't aware of what can hurt them.  And these unknown details can cost a Florida seller a whole lot more than $169. As owner of ADDvantage®, Florida discount MLS broker, I have read just about every competitor's website and listing agreement and through my research, have learned just how sneaky these cheap flat fee MLS listing services … (0 comments)

flat rate mls: Florida flat fee MLS sellers have found success in Miami, Tampa, Orlando, Bradenton, Sarasota and Jacksonville by offering 4% and greater buyer's agent commissions - 03/27/08 05:57 AM
Flat fee MLS sellers in Florida do not pay listing commissions. This opens the door for flat rate listed sellers to offer more commission to agents bringing buyers. This strategy is working well for our flat fee MLS clients across Florida in such counties as Hillsborough (Tampa), Sarasota, Manatee County (Bradenton) and Pinellas, Miami-Dade, Broward, Orange (Orlando) and Pasco.
So how much should you offer buyers' agents? I think 4% works well and 5% possibly gets a bit more attention. These higher than normal buyer's agent commissions simply garner more Realtor® showing assuming the seller is priced right. I recently wrote a … (2 comments)
