Yesterday was one of the days that reminded me a little of 
J. Philip Faranda's feature post the other day where my seller was hesitant on having the house shown yesterday.  First because of personal conflicts and then because it wasn't show ready.  Finally last minute, I convinced my seller to allow the buyers' agent and his buyers in to see the house profusely apologizing for the mess which what we I thought was just the kids toys laying around and a few dishes in the sink.  … (12 comments)

Price it right NOW and SELL for market value; or Price it high and sell for UNDER market value LATER.
