A great day today.
WE are having a "Coast in and Win" Open house in one of the historic homes of Southport. It is over 100 years old, and has been lovingly restored.
I had a listing appointment yesterday morning and another one yesteday afternoon. Took one for sure and think that I will get the next one in a day or so.. And guess what! Got another one this afternoon and another one on Thursday.
Seems like our sellers are wanted to do the right thing and price their property as it should be priced.

Well Hello AR members...
I held an Open House in St. James NC. There were 3 of us from our company that did the
"COAST IN AND WIN" Open houses. Meaning that those that came to the open house could be put in a drawing for $500.
Problem, there were only 6 or so agents to come out and view this house. Even with us offering gift cards and gifts and food. We served chicken salad croissants, wheat and plain rolls with ham, cheese, turkey, and roast beef, Chips, Chocolate Eclairs.
What works for you...
I really get discouraged..

I have been asked by a few agents to explain, Coast in and Win.
Well here goes..
Our company, Coldwell Banker Sea Coast Advantage, Runs Open House for the month of January.
Each agent that has an open house will register any persons that attend the Open house and their name is put in a drawing for the $500. When the winner is announced, the agent that held that open house also receives $250.

ginger harper realtor: Are you a Quicken user?

Quicken has been my accounting program for many years but I am so frustrated with it right now.
Wondered how may Quicken users are out there.
I wait till the end of the year and then sync my bank with Quicken and then pull the reports off for my Accountant to do the compnay taxes.
It seems like I start over each year trying to relearn the program.
Just want to throw up my hands and quit...but I can't.
Any advice would be appreciated.

I have been fortunate enough to work face to face with a special seller today. She had been debating on whether to list the house for sale or to rent it again. The last renters did about $3000 worth of damage and since she was the landlord, had no recourse in getting the tenant to pay for the repairs It loooks good now that the necessary work is done. I told the seller, to think about it, knowing if the house is not on the market, potential buyers will not know that it is for sale..

This is very hard for some owners to realize. They have a relationship with the renter but it is the renters property when they are renting.
It is difficult for some owners to think of renting their property in this way.
Great
When property owners become rental property owners, they often forget that the property is NO LONGER THEIRS'.
YES....they can pay the mortgage, insurance, property taxes, maintenance and repair costs....and
YES....they can receive beneficial tax deductions against their income....and
YES....they may get some appreciation if they sell it in the future....and

It has just become a tradition. After we take the "good" picture..for New Years Day...
We take the "Make a face picture"...You are seeing the later..
Don't know why this started...but after all the "say Cheese" commands...it just got funny and silly..
There for after, pork loin, blackeye peas, collards, sweet potatoes, rice and gravy, potato salad, corn bread, sweet tea, chocolate cake with maple syrup icing and yellow cake with chocolate fudge icing... I guess we could be a bit silly.

There is only one APP that means that much to me and that APP is the HotSpot App that is on my Galaxy 5 Samsung Phone.
I learned of this App this past Spring, when traveling with my Brothers to see an elderly Uncle in Fort Lauderdale, Florida. I knew that I had some work to do on the computer and thought that it would be so "cool" to be able to get on the computer and do a listing contract for a seller. Well to be in the South these days does not mean, mint julips on the veranda with warm balmy days. \\It is cold. We are just not used to this kind of weather.
Our Dock becons me but I can't get enough coats and scarves on to go out and enjoy the sunset. So I will just view from the warmth of the fireplace, inside...

As we all know, FSBO's are folks that are wanting to sell...that is obvious since they have their home "for sale."
I have used some points in the past to see what I could offer them to entice them to work with me. Some agents have been very successful in bringing FSBO's on board. If you have been successful and would agree rto share some of those tips with a hardworking agent.
Do you send a letter, call them or drop by?

On the Day before Christmas, I experience a warm feeling from sitting at the Volnteer's Deck and addressing Christmas Cards to the 40 residence that live in our Dosher Nursing Center in Southport, North Carolina.
I am a volunteer at the Nursing Center and know many of the residences very well. They are folks that have lived in our community for many years. With Southport being a small community for about 4000 people, you get to know each other really well.

The tradition in the Harper Household is to have stockings for all in the family. The children and grandchildren are always so excited to take down their stocking and see what goodies Santa filled it with.
There is always a penny in the toe of the stocking. Do you put a penny in your stockings?
These of course, we have fruit, candy and nuts. Then there are a few items such as fingernail clippers, makeup, razors, trinkets and then a biggy such a a ring, necklace, cell phone, memory stick, etc.

A Nesting Place has their Annual Christmas Pageant!
Our Granddaughter AngaElla was MARY in this years Christmas Pageant. She was so cute saying her part and looking after the other children, making sure they did their parts right.
The parents and grandparents of these precious ones were spell bound by the wonderful performance of these 2, 3, and 4 year olds.
It does warm the heart to see and feel a part of this exciting day for the children.

Here it is!
Last night, Jimmy and I made seven batches of Peanut Brittle and one batch of Fabulous Fudge.
WE played at this for about 3 hours and enjoyed every minute of it.
Today we had our Annual Christmas Party and the office and I, of course, took Brittle and Fudge.
It was a big hit with everyone.
On Thursday, Jimmy has his Christmas Party at his office and we will do the same there.

The House looks amazing for the Christmas Holidays.
We have a lot of fun Dressing it for Christmas. This house is the Norment House in Southport and was built in 1913, therefore a hundred and one year old structure. Builders sure do not build them like they used to. The house is solid as a rock. The rooms are large and roomy with space to wonder around and enjoy privacy.
