Sunday is a very special day around here. It is a day that we are able to have our family around us.
First thing I do on Sunday morning is to get up and start preparing our Sunday Dinner. Today was Roast beef, Corn, Butter beans, Stewed Apples, biscuits, and fresh blueberry cobbles (from our blueberries that a grandson, Jonah and I picked in the Spring and froze for a day like to day.. The berries were very ripe and about the size of large marbles.
My recipe for Blueberry Cobbler is:
Melt 1 stick of butter in a 8x8 dish

One of the biggest things that we are faced with still in our area, is the dreams of what was going on in 2004 and 2005. That day is gone.
What we have to do as a Realtor and as a professional is to educate our buyers as to TODAY'S Market. We all sold properties in 2005 that we are having to sell for half of what they sold during the Good Ole Days!
When I have a seller to call me and say that they bought in 2005 and HAVE to SELL right a way..I just cringe.

Do you take time to smell the roses? I have had the wonderful experience of spending time with my nine month old granddaughter, Marissa. We had such a great time pouring tea and eating snacks. Then we had to dress the babies dolls and feel them. WE loose precious time when we do not look around and see the beauty right under our noses. Time that can never be made up.

Growing up as a child was a wonderful experience for me. I had 3 brothers and dinner time was always a treat with six of us around the Dinner table enjoying Mama's delicious cooking.
As a young person, our family would watch TV on Saturday and Sunday evenings....Mama would pop popcorn and we would sit around and watch the Ed Sullivan Show. We would see the new performers enter into the entertainment arena.
I remember seeing Stevie Wonder doing the finger poppin thing and also the Jackson 5. Elvis with his gyrating hips..and of course the BEATLES!

Does it matter what the seller paid for their property?
One of the biggest things that we are faced with still in our area, is the dreams of what was going on in 2004 and 2005. That day is gone.

I know that there is a reason that we do this..
One of my agents just told me that she was blogging with a friend and one of her friends...friends....saw her site and asked if she was in real estate.
Of course, my agent told her that she was. They got together and my agent sold them a house. Wow! Don't we all wish that it was that easy!
One never knows who is reading what we write. Suppose we must make our information ans informative as possible.

I just read a blog about meeting "a prospect" at a vacant property. This is a scary time right now for Realtors across the Nation. It can happen and has happened here in North Carolina. Always folow your "gut Feeling" when working with someone that you do not know.
WE do NOT do that in our office. We "C I T O" them (Come into the office) before we go out to show them property. There have been many bad things to happen to agents in North Carolina and I am sure that it is the same across the country.

No Agent Open Houses!!!
I wanted to run this by you all to see how you feel about it.
An agent in our area, is having Open Houses and this is how it works.
He will have 4 houses Open and the requirement is that you go into the houses with your lock box and leave your card on the counter.
This Open house will go on for 4 hours.....say from 10 to 2. After that time, he will draw 4 cards from the agents that went to preview the house and give away $100, $50, and 4 $25 gift cards.

We are seeing more contracts and closings right now. Our Sea Coast Owner gave us good news in letting us know that we are doing a great month this month. We have a good group of people that care about each other and each others success.

WE have folks that come to our area to learn that we live within 10 miles of a Nuclear Plant, which supplies Power to much of the county and other surrounding counties in the area.
We feel compelled to let folks know that right off the bat. Some freak out and other say, "If I gotta go, This is the way I choose"...Quick
It is a fact that we are close to the plant but I never think about it. I have lived here for 35 years and we are still happy and still in one of "North Carolina's Best Kept Secrets"..

One of the things that I do as a Volunteer, is to make afgans for the folks in the Dosher Nursing Center in Southport. I have such a feeling of accomplishment when I finish an afgan and am able to take it to a perfect stranger in our Nursing Center.
I spend approximatly 40 hours Crocheting these afgans and usually spend a few hours an evening making them. I try to take at least 2 afgans to the center each month.

We have to constantly ask ourselves this question. Are we doing all that we can and the best that we can for our clients.
Between real estate law and the code of ethics, it’s very easy to step out of your comfort zone.
Does anyone remember the part about putting your client’s best interest above your own? How about the part on staying within your field of expertise? 1. EDDM - Every Door Direct Mail. This is a good way to send and blanket an area with you Media.
I do this when I am in search of a listing in a certain location. It is with the United post office and is fairly inexpensive. EDDM.com

Well Hello AR members...
I held an Open House in Winding River NC. The house is located on the Lockwood Folly river and is built so professionally. They call the style Italian Country. There is a lot of beautiful tile and hardwood floors through out. Stylish arched doorways with columns. WE do not see this standard of building along our coastal area of North Carolina.
Problem, there were only 20 or so agents to come out and view this house. Even with us offering gift cards and gifts and food. We served chicken salad croissants, wheat and plain rolls with ham, cheese, turkey, … (5 comments)

A great day today.
I had a listing appointment yesterday morning and another one yesteday afternoon. Took one for sure and think that I will get the next one in a day or so.. And guess what! Got another one this afternoon and another one on Thursday.
I am helping to train one of our new agents and we had an appointment to list two houses. WE will list both of them and when one sells, we will take the other on off the market.
Seems like our sellers are wanted to do the right thing and price their property as it should be priced.

Hi All,
Need your help desperately. I have a strong buyer who wants to buy a Manufactured home on 12 Acres of land and I am having a hard time getting a lender to loan him the money. Do you have any experience in a situation like this. He is a young, first time buyer who is a very hard worker and can certainly make the payment.
BBandT are a possibility but I have also heard of a USAA. I do not have any knowledge of it.

Southport is my favorite place to be. WE have been aorund the world and know..Southport is home and that is where we always want to get back to.
Here we are sitting on the Dock in the back yard. This is Beaver Dam Creek and we catch Crab and a variety of fish off this dock.
My favorite fish is Puppy Drum. Nothing better than to catch a drum, clean it and fry it up for Dinner. Then fix hushpuppies and Coleslaw, french fries. Top is off with Lemon Pie and Sweet Tea.

This was a contest that I dearly love
We have all heard that the sellers say that they never hear from us. Well...I have made it a point t o reach out to my listings at least once a month.
Our office gives us our statistics for each month and do a comparison with the previous month. This is a part of our Monthly Sales Meeting.
Once those stats are provided to us. I convert the charts and graphs to a jpeg and insert this into the body of my email that I send out to all of my listings.

Southport - Oak Island, North Carolina
Living on the SouthEast Coast of North Carolina, we have seasonal real estate in our area.
Mainly the majority of our business is done in the Spring, Summer and Fall. Not much happens from Thanksgiving to Memorial Day.
WE have wonderful Falls with lots of fishing and boating for all to enjoy..
We have wonderful beaches in the Summer for the "Sun Worshipers" to enjoy and also the "Shellers" who enjoy picking up beautiful sea Shells for collections for artworks or crafts.
Also in the Fall...we enjoy the abundance of our fruit trees and grape vines. WE "PUT UP"
