new homes: Gas Prices: Another Blog - 09/13/08 04:40 AM
I know that we are all sick of hearing about and dealing with the gas prices. Yesterday, I watched the prices in my area go from $3.699 to $4.609. One station had gas at $3.699 and the station across the street had gas at $4.609. It is a crazy time, but it still hits the pocketbook really hard.
So, I am going to look at the positive side this weekend. Since the cost of gas has been eating away at our budget, we have already been cutting back on things such as eating out, shopping and going to the movies etc. … (0 comments)

new homes: Home Improvements-Wise Choices - 09/04/08 08:12 AM
Home improvement projects can be a great investment, but they can also be very costly. Homeowners need to make sure the home improvements will be worth the cost. I found some useful tips from House Hunt Inc. concerning non-profitable home improvements.
High Maintenance Home Improvements- if the cost to purchase, install and maintain an upgrade is more than the benefits, it may not be a wise investment.  Home Improvements that need continued maintenance may not be a wise investment and a negative resell factor.
Overdone Home Improvements-Home Improvements that make your home "too nice" in comparison to other homes in your … (0 comments)

new homes: The Drought in the South - 08/31/08 09:51 AM
My family was reminded of the seriousness of the drought in the South as we were driving down I-85 south from Spartanburg, South Carolina to Georgia. As we crossed over the bridges over Lake Hartwell, we saw barren land that was previously covered with water and docks that were surrounded by "beaches" instead of water. There was a thin strip of water in the middle of the lake, but for the most part Lake Hartwell looked very dry and lonely. It was a very sad sight to see.

new homes: HOA: Self Managed or Management Company - 08/28/08 08:43 AM
We are having a major dilemma in our subdivision. Our subdivision has just been completed and the developer/builder has turned the HOA over to the community. We have elected our Board Members, who have agreed to handle this very time consuming and sometimes grueling task.  After much research, the Board Members decided it was in the best interest of the subdivision to have the HOA managed by an outside source. Our by-laws allow the Board Members to make these decisions and that is why we elected them.  The Board Members will remain active and the management company will handle the business … (5 comments)

new homes: A Reminder to Always Listen and Hear - 08/27/08 04:04 AM
Yesterday, while I was working as an onsite agent, I was given a reminder from a potential buyer client. He came into the model home and the first thing he said very sternly  was "I just walked out on another Realtor for not hearing me out". Of course my defenses automatically went up, but then I stepped back and let him explain. He had some very specific needs that had to be met and the other Realtor was not hearing his needs. I am not trying to throw this other Realtor in the creek because I along with most every other … (14 comments)

new homes: Buyers: Wish List - 08/25/08 08:14 AM
Buyers need to create a Wish List. Before the home search begins, your real estate agent will want to know as much as possible about the features that you must have and the features that you would like to have.  So, just like a Christmas Wish list for Santa, you need to provide this vital information to your realtor. This will help your Realtor analyze the listings in your area and then provide you with listings that meet your needs.  The list below is just an example of some features that you may want to include on your list:

new homes: A New Trend for Buyers? - 08/23/08 05:49 AM
I have noticed a trend with buyer clients in the past several weeks. The buyers start out with a mission to find the best possible deal on the market. These are qualified buyers. So the buyer and I do the search process and then the elimination process. The search is narrowed down to a couple of choices and of course they must  think about it to weigh all of their options. Then the buyer comes back to say I don't think any of these will work. Can we keep looking?  We start over. This keeps repeating. Are you getting the picture?
Then as you probably … (7 comments)

new homes: Curb Appeal - 08/20/08 07:53 AM
.
Curb Appeal is just as important for the exterior of a home as staging is important for the interior of the home. Simple things like general clean up, pressure washing, painting, replacing or adding shutters, landscaping and neatly trimmed grass and shrubs will cause buyers heads to turn. A house with curb appeal will make the house shout look at me.  Does anybody else have any inexpensive curb appeal suggestions?

new homes: It's Back to School - 08/19/08 01:18 AM
It is the first day back to school for most Upstate, South Carolina Schools today. It is back to structure, schedules, homework, projects, bedtimes, and alarm clocks. It is also a time for new and old friends, new teachers and new beginnings. The next couple of weeks will be an adjustment for teachers, students and parents, but we will all be back into the routine quickly. Time passes so rapidly, before we blink, we will be saying "school is out for summer".  Enjoy the ride!

new homes: Go Away Fay - 08/18/08 01:03 AM
Go Away Fay!! According to the national news, Fay is slated to the hit the Florida Keys as a Hurricane. The tourist have been ordered to leave and now the residents are boarding up their homes and businesses to wait for the worse. I can't imagine how it would be to wait for a storm to pass to see if my family would survive, if my home would be standing or if my business would sustain.  Let's hope Fay will either go away or strike as a minimal tropical storm.  We all need to remember the people of the Florida Keys and Florida in our … (1 comments)

new homes: Olympics-USA Pride - 08/17/08 06:59 AM
Wow!! The USA has performed wonderfully in the 2008 Olympics. I am so proud of all of our athletes even those that have not won a medal. The athletes and coaches have dedicated their lives for the honor to participate in the Olympics. It is amazing to see their physical and mental strength and their determination to perform at their peak. America should be very proud.

new homes: Onsite Agent-Wynbrook - 08/16/08 04:24 AM
This is the first weekend for the model home at Wynbrook in Boiling Springs, SC to be opened. All of the onsite agents are looking forward to the opportunity that this new community will bring.  Most of the homes will be pre-sold, so we will get to work from the dirt to completion with our clients. I along with my partners are so excited.
Model homes typically give agents great opportunity to meet people, build relationships and acquire clients.
