real estate: Treasured Friends - 09/24/08 01:18 PM
In my last blog, I talked about moving to my new team and so; I wanted to dedicate this blog to my previous company, Keller Williams Realty Spartanburg. KW Spartanburg will always hold a special place in my heart. Keller Williams has so many values that are precious to me which made my decision to leave a sad and difficult decision. I believe my foundation as a Realtor is stronger because of the support and training from KW and the encouragement from my treasured KW friends.  My decision to change companies and to join a team as a Buyers Agent instead … (5 comments)

real estate: Fall is here - 09/21/08 06:52 AM
Well, the Fall Season is officially here. You can feel the change in the air. The morning air is crisp and cool and the afternoons are still warm, but not so humid. It is a great time of year to enjoy being outside. The leaves will soon be showing off their beautiful display of colors. It is an awesome sight in the South. Then there is a downside, the leaves will start falling and it will be time for the chore of raking leaves.  With the change of a season brings a sense of newness, change and hope, I am looking forward to … (4 comments)

real estate: Gas Prices: Another Blog - 09/13/08 04:40 AM
I know that we are all sick of hearing about and dealing with the gas prices. Yesterday, I watched the prices in my area go from $3.699 to $4.609. One station had gas at $3.699 and the station across the street had gas at $4.609. It is a crazy time, but it still hits the pocketbook really hard.
So, I am going to look at the positive side this weekend. Since the cost of gas has been eating away at our budget, we have already been cutting back on things such as eating out, shopping and going to the movies etc. … (0 comments)

real estate: A Listing: Hopeful for Good News - 09/06/08 08:18 AM
I have a listing that was not having any showings. It is a nice home in a very affordable price range. About 3 weeks ago, after very few showings, the homeowners agreed to a small price reduction. There were still no showings.  The homeowners took my suggestions on simple curb appeal improvements. I made new pictures for the MLS and I did some more advertising, but still no showings. I also posted the listing on Activerain last week.  Guess what?  This week, there have been 4 showings and 2 may be promising. I hope this is a good sign for the … (6 comments)

real estate: Home Improvements-Wise Choices - 09/04/08 08:12 AM
Home improvement projects can be a great investment, but they can also be very costly. Homeowners need to make sure the home improvements will be worth the cost. I found some useful tips from House Hunt Inc. concerning non-profitable home improvements.
High Maintenance Home Improvements- if the cost to purchase, install and maintain an upgrade is more than the benefits, it may not be a wise investment.  Home Improvements that need continued maintenance may not be a wise investment and a negative resell factor.
Overdone Home Improvements-Home Improvements that make your home "too nice" in comparison to other homes in your … (0 comments)

real estate: Staging: Seeing is Believing - 09/03/08 06:57 AM
My husband has heard me talk about staging a home and he has watched several television shows about staging. He understood the importance of removing the clutter and adding decorative touches to existing homes, but it always baffled him about staging a new construction home. Well, he finally was able to see it with his own eyes.
A new construction home that he and I both had seen several different times was staged for an upcoming open house event. He said, "I finally understand it now". "I can feel the flow of the house and the rooms". "I really like this … (0 comments)

real estate: Thursday Night Lights in the Upstate this Week - 09/03/08 06:30 AM
Tropical Storm Hanna is moving toward South Carolina with the threat of hitting the east coast as a level 1 (at least) hurricane. Everyone is busy preparing for the threat of the looming storm including high school football . Most of the High School Games(upstate of South Carolina) that were scheduled for this Friday night have been moved up to this Thursday night in order to beat the looming storm. Please keep in mind that I am speaking only for the upstate of South Carolina where we will probably only see heavy rain and winds from the storm.  So it is Thursday night lights for the upstate of … (2 comments)

real estate: Where did my motivation go? - 09/02/08 03:59 AM
I took a couple days off for Labor Day and now I have zero motivation. My husband, my son and my dog seem to being moving slow today too. I seem to be sitting in neutral. I have plenty to do, but I can't seem to get in gear. Does anybody else have this problem when they take a vacation? Vacations are great, but it sure is hard to get back to the real world. I guess, my motivation is still on vacation.

real estate: The Drought in the South - 08/31/08 09:51 AM
My family was reminded of the seriousness of the drought in the South as we were driving down I-85 south from Spartanburg, South Carolina to Georgia. As we crossed over the bridges over Lake Hartwell, we saw barren land that was previously covered with water and docks that were surrounded by "beaches" instead of water. There was a thin strip of water in the middle of the lake, but for the most part Lake Hartwell looked very dry and lonely. It was a very sad sight to see.

real estate: A Reminder to Always Listen and Hear - 08/27/08 04:04 AM
Yesterday, while I was working as an onsite agent, I was given a reminder from a potential buyer client. He came into the model home and the first thing he said very sternly  was "I just walked out on another Realtor for not hearing me out". Of course my defenses automatically went up, but then I stepped back and let him explain. He had some very specific needs that had to be met and the other Realtor was not hearing his needs. I am not trying to throw this other Realtor in the creek because I along with most every other … (14 comments)

real estate: Fay is here - 08/26/08 03:46 AM
Tropical Storm Fay finally made it to the Upstate of South Carolina today. She has zigged and zagged for over a week. Now, she is supposed to bring 4 to 6 inches of blessed rain to our area. The drought has been very hard on our area lately. We need the rain desperately. Hopefully, there will not be any severe weather like tornadoes or flooding.  I say let rain let rain let rain.
Have a Great Tuesday

real estate: Important Phone numbers to Store in Your Cell - 08/13/08 08:39 AM
I just received some helpful information from Nationwide Insurance concerning important phone numbers to store in your cell phone. I thought this would be a good idea for everybody, but especially Realtors. Emergency situations can happen and we all need to be prepared.  Here are the suggested numbers:
I.C.E.- In Case of Emergency-the number for your contact in case of an emergency
Home Phone Number- this helps with a lost phone or emergency personnel can use it to contact family members.
Police-store your local police department as well as 911
Highway Patrol-witness a fellow motorist in trouble call the Highway Patrol to … (4 comments)

real estate: Helpful Open House Tips - 08/12/08 07:10 AM
I had the pleasure of taking a class today at the Keller Williams office on "Running a Successful Open House".  The open house usually does not sell the home, but brings prospects for the Realtor to build a future database. The Realtor can generate more results with the selection of the house, preparation, strategically placed signs, useful information such as the CMA for the house, school information and other listings, and give-aways. Of course, follow up after the open house is crucial to turning a prospect into a client.  This was a great class.
Thanks to the Gardner Team!!
