Teaching Your Clients How to Negotiate with Vendors Successfully

Be the Resource Real Estate Agent They Will Trust

Sure the magazines & news programs all profess that you can negotiate in big box stores on appliances but sometimes it is not easy for clients.  Some clients do not have it in them to negotiate for themselves. I try to coach my clients how to do it with the house they are selling.  Some don't want to be bothered ( yes, money goes down the sewer unfortunately) but most homeowners I represent listen carefully.  Having the right template to speak up for service not done … (13 comments)

home sellers: When the Home Sellers Want More Money than the Buyers Offer Price - 09/28/15 09:53 PM
When the Home Sellers Want More Money than the Buyers Offer Price

Oh, it must be a low offer you say.  Truthfully it may not be.  An offer on a house in RI coastal real estate that is within a couple of thousand dollars from the asking price is considered a great offer.  It may be that you could counter and get the asking price.  However, the question is about a seller actually questioning the sales price for the home. What is a good real estate agent to do?  Well if you did your homework before the offer came your sellers' way, you … (55 comments)

When the IRS Holds You Hostage in a Loan Closing

Yes, the IRS can hold you hostage in a loan closing to be....hear me out because I have never had one like this before.  Of course, my seller is last sale on the chain of buys and sells here.  The lender is verifying the income of the home buyer on the first sale with the IRS to ensure what he reported & showed as income is as he reported to the IRS.  So a transcript from the IRS is required.

Can Home Sellers Make Requested Repair Fixes Themselves?

In the process of home buying, a buyer wants to do a home inspection on their potential property to ensure there are not major issues to deal with soon.  They hire a home inspector that is knowledgeable in their job and a report on the needed repairs is generated for them.  Now some of these home repairs may be maintenance items and other repairs may be safety and structural that need to be dealt with soon.

It is at that point in the world of RI real estate that a home buyer, within their 10 … (16 comments)

What Kind of Real Estate Agent Are You?  King or Jester

Real estate agents come in all shapes, sizes, authoritative or strictly comical to the detriment of their home sellers.  Yes, it infuriates me to see how some listing agents become the jester of the moment once they have the property listed and under contract.  They feel their commission and reward (might I say pound of flesh) will be evidenced at some point by not doing enough to represent their seller or facilitate the closing.

Our jobs are fiduciary and sales in nature.  But the trust should make us … (41 comments)

Home Buyers | Winter Weather | Buying Frenzy

There is a lot happening in real estate when the winter weather stays at bay and home buyers are out in force in a buying frenzy.  Perhaps it has something to do with the cold outside but I can hardly sit down for a meal anymore without business taking over.  This is an unusual time in RI real estate because it usually is the quiet month, clients are getting their homes ready for spring...WAIT...homes are coming on the market NOW and being snapped up in multi bid.

Buyers Words ' Nothing in the Home Inspection to Scare Me'

Now these are words every real estate agent and home seller want to hear from the buyers.  In the words of any experienced real estate agent most problems can be fixed by the seller as long as they are cooperative.  Yet it really takes a home buyer that has owned a home before or is comfortable in their own skin to make this statement.  Experience is telling here.

Will Your Home Seller Take Less for the House?

It never fails if I have a nicely priced home in a highly desirable in demand RI neighborhood this question surfaces from home buyers.  Usually they are with their real estate agent touring the home or come in at the Open House...Will your home seller take less for the house?  This seems to be the course in RI real estate lately.

I immediately go to the hall closet where I have a ouija board, fortune cookies, set of dice and magic 8 ball to pull out to see what the answer … (19 comments)

home sellers: Negotiating Your Home Inspection Repairs with Care - 05/22/14 09:15 PM
We are finally in an upwards RI real estate sales market and experiencing this forward trend over last year.  So as part of every home sales transaction buyers have that opportunity to do a home inspection.    First, a home buyer needs to find the right home inspector.  As an agent, if I am asked for recommendations I will give at least 3 to choose from and/or let the buyer do their own search.  What comes out of the home inspection is what normally shakes (if there is going to be any shake) the foundation of a transaction when any of … (11 comments)

The House Sold In One Day..Yet it Took 4 Months of Preparation
When a home is listed on the real estate market and gets into contract in just one day it means a lot of different things to many people.  Comments like: wow, were you lucky, good for you, you must have priced it low, lucky to find a buyer to buy at that price, the market is up, etc.   But the truth is the house gets into agreement because the right home buyer is there at the perfect time with a house in exemplary condition in the right neighborhood at … (36 comments)

Mortgage Commitment Letters in Home Buying | Real Estate 101

Our experiences in real estate are meant to be shared with the home buyer.  Mortgage commitment letters are part of this home buying process and are an essential document that helps a home seller and buyer breathe a bit easier when received. A home buyer receives their pre-approval to buy a home, gets an accepted home offer (best case scenario), supplies their mortgage lender with mountains of documents to substantiate why they can buy the home and await for the lender to sort through them.

Real Estate Marketing | Real Estate Market Report 101
Tis the season when homeowners are getting ready and deciding whether this is the year to sell their home.  IS IT THE YEAR?!  For real estate agents it is the time for the biggest push for real estate listings.  The home sellers see this as the best selling time for their home.
Being on top of it with postcard mailings, door knocking, spring bloom plant delivery, etc. is the main point to get into action.  DO IT!  Do not miss this window of opportunity here since what you send out now may … (35 comments)

When a Home Buyers Offer is Not What Counts in a Home Buy
Rhode Island real estate experience
It was another balmy weekend in RI real estate as the snow melts and home buyers are out in force looking for the right family home.  My buyers came down from Massachusetts specifically to see this one home new to the market.  Being within quick driving distance of our fabulous ocean coastline and beaches was important.  Finding a South Kingstown home priced well that did not need many updates has been the challenge in this mid-range price range of homes.

So You Put the House For Sale Sign Up a Week Early...

So it goes...you have a great new listing about to happen but also many other clients you are working with and you can not make it back to the house in a timely manner to put the 'For Sale' sign out on the property for sale.  So I left it with the seller to put up the date of the RI real estate listing.   No worries says the seller that is why I asked you to bring the sign with you when you take pictures, I will put … (16 comments)

home sellers: So You Cancelled My Client's Home Contract and Now You Want Him Back! - 02/11/14 08:05 PM
So You Cancelled My Client's Home Contract and Now You Want Him Back!   Well sellers sometimes have sellers remorse regarding their home sale just like buyers.  These are the true home buyer and seller stories all can learn from.  It has never happened to me before where my client after receiving the accepted home offer, after a week the sellers reject it, took their house off the market and said they could not sell, so says their RI real estate agent.   Now 2 weeks have gone by and the sellers have decided to put their home BACK on the … (84 comments)

When Competing Real Estate Agents Challenge Your Sale Price

This can be the true real estate game.  In many ways it is the ugly secret real estate agents all know but the potential home seller has no idea about.  The parade of RI real estate agents come through, ask the home seller what they think their home should sell for, show their high or low suggested sales price and then the home sellers go with the agents who suggest the higher listing price which the agents know the house will not sell at.
It happened to me last week...again.  But … (34 comments)

Drip Emails to Potential Home Buyers and Sellers In the arsenal of great tools is the multiple listing service ability to send drip emails of similar properties to potential home buyers and home sellers that we all may use.  Emails are a great way to keep the potential real estate agent front and center on the minds of the buyer or seller.  It is the high sign that says " I am still thinking about you "  or is it?  I have been interviewed as a listing agent recently against some tough competitors and this 'tool' being used has been brought … (18 comments)

My Home Sellers Motives are Their Own and Not Your Business My Home Sellers Motives are Their Own and Not Your Business.  I do need to wonder what gives people the right to be so intrusive into other peoples lives?  Actually it really is nothing to wonder about in this voyeurism age we live in and is not really the fault of buyers in RI real estate and elsewhere.
No, it is the failings of the society we live in to know where boundaries are in people's lives.  With reality TV we are allowed in every which way into one another's lives. … (35 comments)

Home Sellers Have You Found the Right Path?

Depending how you tread in real estate home sellers have choices: a Well walked path...most are following a New an unexplored path....unique and sets itself apart I like to think that I work like the latter of these two choices in real estate.  My Rhode Island real estate marketing path for sellers is cultivated primarily on line successfully.  I blog, video, post, comment, YouTube, Google+, web sites, etc. to market my real estate listings continually.  Oh, of course I do the mailers, open houses and put a home listing in MLS but so does everyone else.   It DOES WORK for my … (9 comments)
