home selling: Home Sellers Who Do Sales Deals Themselves - 09/28/17 04:09 AM
Know How to Negotiate the Right Sales Agreement when Selling a Home- Hire a Realtor

Sometimes you can not stay quiet about the missteps of a seller who thinks that they can negotiate and put together a sale on their home with a sales agreement that will not allow them to buy another home.  This is a classic example of how a seller who found this buyer, he says he knows well, and used no Realtor to sell his home.  He thinks he got a good deal.  The buyer is now laughing all the way to the Bank on this one.

First, the … (11 comments)

home selling: Why A Home for Sale Keeps Changing Realtors - 08/22/17 04:13 AM
Changing Realtors Does Not Solve the Problem of Pricing on a Home

Most real estate agents have experienced this scenario in their real estate work lives.  The homeowner calls another agent in to see what they will do for their home for sale that already has been for sale with 2 or 3 other real estate agents.  Obviously, no home sale has resulted.  Why is that?  Is it condition of the home?  Is it size of the home?  Is it the location of the home?  And the list goes on of reasons.  But there is one reason they all share...it is all … (62 comments)

home selling: But There Is Always The One Buyer - 01/04/17 04:38 AM
The One Buyer Is Like the Lochness Monster

There is no full moon (so I can't blame that now) but the number of potential home sellers who keep telling me their home needs to be listed higher than recommended is at an all time high.  Do I attribute it to the escalating real estate market?  It is part of the reason but also because potential home sellers believe that the most recent statistics do not support what will happen going forward!

Data is power I say and 99% of the time a good price based upon current market sales wins out every time.

Oh and … (10 comments)

Teaching Your Clients How to Negotiate with Vendors Successfully

Be the Resource Real Estate Agent They Will Trust

Sure the magazines & news programs all profess that you can negotiate in big box stores on appliances but sometimes it is not easy for clients.  Some clients do not have it in them to negotiate for themselves. I try to coach my clients how to do it with the house they are selling.  Some don't want to be bothered ( yes, money goes down the sewer unfortunately) but most homeowners I represent listen carefully.  Having the right template to speak up for service not done … (13 comments)

home selling: So the Home Buyers' Agent Can't Get It Done What Then? - 05/21/15 09:47 PM
So the Home Buyers' Agent Can't Get It Done What Then?

The scenario is that in the house buy the buyers' agent can not seem to get the offer right, understand multiple offer situations, deadlines and what is required from the buyer.  Can you tell it is another part time real estate agent that does not reveal this well to their client.  There is no simple way to do RI real estate, we have a unique state with many requirements that the real estate agents are charged with doing that attorneys do in other states.  So what is a listing agent to … (20 comments)

home selling: What Really Is Your Home Square Footage? - 04/14/15 08:59 PM
What Really Is Your Home Square Footage?

It never fails lately that some home seller or agent really can not calculate the real home square footage.  Talking here about above ground square footage in real estate.  At least here we only count above ground square footage that is finished and has had building permits pulled to do it.  A big surprise to most homeowers.

Below ground square footage is secondary and is listed as such.  This can include finished square footage in a basement or especially in a raised ranch type of home which is prevalent here.  Again to call a 'downstairs' … (14 comments)

home selling: Sell My House So I Don't Lose Money - 04/12/15 09:14 PM
Sell My House So I Don't Lose Money

Have you said this to a real estate agent?  The phrase 'sell my house so I don't lose money' is a theme here.  Especially from homeowners who bought 10-12 years ago at the height of the  RI real estate market.  Oh, how I wish my ruby red shoes could make it alright for these homeowners but the reality is not what they want.

You hear the wonderful attributes of the home, water views to be seen, expansion possibilities (at a cost to a new homeowner), and more from these homeowners.  The present tenants barely cover … (15 comments)

Do You Stalk a Home Seller Like a Feline?

On this cold morning as I watch my feline at the window slightly crying for the birds that fly and perch beneath a window and think  you can not have that one.  In this case it is for the safety and health of the birds I adore outside as they huddle in their nests this day but it is a bit like wanting a house to sell but not getting it.

The competition is just fierce right now.  I spoke with a home seller who has a home in … (12 comments)

Do Real Estate Agents Do as They Say to Sellers?

Yes, one of the age old questions for real estate agents...Do we Practice What we Preach?!  It is so interesting to find that many of us do not!!  How we live in our homes reflects on us and how we do our business.  I for one have clients over from time to visit me and/or dig plants which is important giving to them.  Beautifying their landscape and great curb appeal in Ri real estate is essential and a practice I live by.

But what about the outside of the … (11 comments)

I will Always Do Right For You in Selling Your Home
Listing homes can be a numbers business for many agents...some potential clients just want to hear who will sell their house at the highest price (even when it is not possible) while others want to know what kind of discount you will give to them on the sale.  It always amazes me that all these 'house improvement' shows have rarely shown the 'true sense' of real estate business.  My goal is to always do the right thing for my clients and me.
It does not mean I will tell … (18 comments)

home selling: What Befalls a Realtor in Fall ... - 09/23/13 08:29 PM
What Befalls a Realtor in Fall ... If the world was a stage and I were an actor...feeling like Shakespeare today I must say because what may befall one in this season of fall is a good sign!  Not only was an associate having extraordinary listing luck today but I as well in this RI coastal real estate venue..   It was a phone call to say that this couple was moving in with their father since he said he would not move out of his house.  He needed care and attention and he had the space for them to move … (49 comments)
