north kingstown realtor: My Neighborhood is the Plum Pick?! - 07/07/12 09:40 PM
My Neighborhood is the Plum Pick?!  In my waterfront North Kingstown neighborhood, buyers cruise around trying to find the next Rhode Island real estate buy.  Being in a waterfront neighborhood that has one way in and one way out, buyers end up there and go wow…look at the coast!  It is a surprise find in a North Kingstown neighborhood.
Narragansett Bay is smack right in front of any drivers view as they come into this North Kingstown neighborhood.  A buyer looking for small, medium and large homes can find a home within walking distance of the water and beach here.  So this neighborhood is the plum pick of neighborhoods for … (18 comments)

north kingstown realtor: Living for Flowers – Let the Blooms Begin - Rhode Island Real Estate - 06/02/12 09:40 PM
Living for Flowers – Let the Blooms Begin - Rhode Island Real Estate . Thanks to a mentor and blogging associate, Katerina Gassett, I am being pushed a bit to ‘peel the onion’ about my other passions.
Blooms & more blooms
Those who know me know I live and breathe my calling of Rhode Island real estate. It is the want to serve and be of service to qualified buyers and Rhode Island sellers (conventional or short sales) that exhilarates me everyday.  I just love looking at houses!
But I have other sides to me especially regarding in the area of flowers – le fleurs of Rhode Island so to speak… If … (20 comments)

north kingstown realtor: North Kingstown Puddle - Bring on the Water News - 03/15/12 08:53 PM
North Kingstown Puddle - Bring on the Water News. So it is not really a 'puddle' in the water sense but it is in the newsletter sense…North Kingstown’s department of Water Supply
Appreciating the water on Narragansett Bay
publishes ‘the Puddle‘ newsletter periodically with great information in managing the town water supply.
Everyone thinks of water as an unending supply but sadly that is not the case.  We need to conserve and reduce our usage (kind of like oil?!) for future generations.  There are great  tips to be learned and utilized for all North Kingstown residents as well as in other communities also.
The tip of the month that the newsletter … (15 comments)

north kingstown realtor: Credit Bumps that Delay Closings - 02/22/12 07:29 PM
Credit Bumps that Delay Closings.  It was a topic of conversation at a 50th birthday party of one of my clients the other night that got me going on this credit bump subject again.  It is those bumps that can alter your credit worthiness for awhile but especially if you are in the process of buying a Rhode Island home.
A couple of the dinner party guests were talking about someone they 'Knew' (not them they said) who had an unpleasant experience with a home closing due to a credit issue. As I have said before in past blog posts if you are … (55 comments)

north kingstown realtor: How to Connect with Your Local Businesses- RI Story - 02/02/12 10:11 PM
Connect with Local Businesses- The Rhode Island Story.  Connecting with your peer and local businesses is an important part of any referral business.  Do you do it consistently?
Well if you are like most Realtors or businesses you have great intentions but the business of satisfying customers may get in the way.  Just remember that the local hardware store, pet store, clothing store, consignment shop and kitchen and bath store all offer us opportunities for expanding our breadth of exposure as well as theirs.
Helping other businesses with SEO (search engine optimization) for the various search engines is as important in North … (35 comments)

north kingstown realtor: Are You Buying a North Kingstown Home? - 01/31/12 10:00 PM
Are You Buying a North Kingstown home? It is a question a consumer will be asked quite a bit as one goes from open house to open house just 'looking' at homes.  The choices of
North Kingstown homes for sale is varied as well as the prices.  Some may be priced above the real estate marketable price and others right on the money to move the home quickly.
From experience with buyers it is very important to have a Realtor represent your interests when you are out searching for a home.  No winging it by yourself!  You need someone to protect and act in … (13 comments)

north kingstown realtor: Do You Want Your Name as a Realtor a Household Name? - 01/30/12 10:00 PM
Do You Want Your Name as a Realtor a Household Name?  As the month comes to a close and the real estate closings line up for closing times (hopefully so), some clients you may be closer to personally than others.  Perhaps it is the personalities involved as well as the 'sticktuitiveness' that we both, as some clients and realtors have.
It is not unusual to work on multiple houses for a client from the selling end of one home to the buying home of another.  Sometimes it can take years and other times months- it just all flows well.  Babies can be born, animals … (18 comments)

north kingstown realtor: Thanksgiving Aftermath - 11/24/11 11:09 PM
Thanksgiving Aftermath.  Probably prefer not to say too much since I ate so much. The company of my kids was wonderful, enjoyable & I did not need to do all the cooking!  Thank goodness for the great girlfriends they have. From the stuffed tofurkey, turkey breasts, caramelized sweet potatoes and quinoa to the splendid homemade apple turnovers, it was a day of Thanksgiving for all...we all feel blessed in our lives.

Walking on the beach before the kids arrived provided solace in the day...my neighborhood was a ghost town...everyone had left for grandmas homes I presume.  It was the Thanksgiving aftermath that provided … (19 comments)

This guy is a good 20 feet high and withstands wind, rain, snow and doesn't cuss!  So if you choose to venture out on South County Trail just past the Schartner's farm stand in North Kingstown, you will … (17 comments)

north kingstown realtor: What Path do You Follow - Are You a Lone Wolf? - 11/14/11 09:37 PM
What Path do You Follow - Are You a Lone Wolf?  Sometimes it is so difficult to walk to the alternate pathways in life...being part of a crowd makes us more secure in what we do.  I believe many of us here in the real estate blog world have chosen to be different and discover what it is like to step outside the boundaries of comfort.  It is that interesting thing called the unknown that we want to also discover and perhaps revolutionize what we do in our business world.  I personally like to be different as the North Kingstown realtor … (18 comments)

north kingstown realtor: Sometimes there is no Amazement Why a Home went into Foreclosure in RI - 11/07/11 10:10 PM
Sometimes there is no Amazement Why a Home went into Foreclosure in RI.  You have to wonder about all the nice folks who lose their homes of no fault of their own but due to a short sale gone awry, loss of a job, hardship, divorce, medical issues, etc. BUT much of what I am seeing are due to being drug houses, homes that never had homeowners paying their mortgage or homeowners who put amenities in that just put them over the money edge.   Why would someone put in a 6 person hot tub just before losing their home to … (19 comments)

BUT....even before we begin this process I have had the title attorney go through the title chain and make sure everything is in order here which it is.  One of the important steps to be done is to identify if the … (19 comments)

north kingstown realtor: Underwriters and Over Writers - 10/30/11 12:08 AM
Underwriters and Over Writers...I am one fed up Realtor.  Just like the great mobile phone commercial which says 'can you hear me now' I am all about setting the stage right now for lining up the underwriters who are overwriting everything that comes at them.
When you have a great first time home buyer with super credit, great job and the underwriters come back time after time on items that were clearly explained in documents, I believe, in the first submission.  But...not in the words they wanted or stated as they wanted.  How can you say it so many ways or … (16 comments)

A Day in Portsmouth NH - Seacoast New England City.  There is so much to share in October when one heads north from RI real estate as I did to see friends in NH, experience the sights of a great NH city and share a historic city that offers so much to people.  Not only is it an inviting city with a seacoast that is inspiring but it is a true historic city that has been well preserved and revitalized. Now New Hamphsire folk are known for their independence and forward and free thinking ways - there is no doubt here.  … (12 comments)

north kingstown realtor: To Dish or Not to Dish? - 10/21/11 11:23 PM
To Dish or Not to Dish?  This is a story of a dish saga that has just begun and parts of it are very amusing as well as disturbing...see there is this realtor who has this dinnerware ...okay, china i might add that he had when he was previously married to wife #1.  They are expensive dishes but wife #2 does not like them and tried to sell the $2500 set at a consignment store recently for $230.
Well realtor found this out and brought the whole china set into the office and has it lined up on a desk...I guess … (64 comments)

Home is Where the Heart Is - Buyers do you hear me?  North Kingstown buyers do you have the heart...  Oh you can call a home the heart of the family, the nesting place, warm abode, all mine and on and on.  But what really is a home to a North Kingstown home buyer?

- Your landlord can take a hike and so can his $200 a month increase in rent again this year
