Loving the Rhode Island Coast in Winter
OOPS not Yet but it Feels Like It
 
There is beauty in those dark Rhode Island shores...from the deep blue grey of an angry ocean after the winds come through, to the icy seawalls protecting homes, frozen toppings on the sand and it is truly Rhode Island in winter along this coast.

It is the Rhode Island Water Views that Capture Your Heart
 
Even with the foot of snow and the temperatures in the 20's the views of Narragansett Bay awe one all day long.  The colors of the water, sky and landscape change with the time of day and month.  As a homeowner here you never, never get tired of these views and how it makes you feel.  I am sure it is a cure for anyone feeling down!  What an uplifting way to enjoy life with all seasons at hand.

If truth be told, I would think I was living in South Carolina right now but lo and behold it is Rhode Island!  An amazing warm front is overhead due to El Nino and I am so excited about it.  Warm RI real estate coastal weather in the low 60's expected through the weekend!  This may be historic weather they are saying.
 
The paddleboarders and kayakers are out, the ducks are still confused and hanging out on Narragansett Bay, walking the beach in a light fleece, and the kids wondering how Santa will ever make it … (5 comments)

Oh you can see nothing but blinding snow this morning in RI coastal real estate...then sleet and freezing rain.  Yes, it is bah humbug because there is no way the groundhog sees any shadow!
 
 This winter is turning out to truly be a winter in the Northeast.  Is this the storm that stops work...it seems so for a few days as clients and agents cancel appointments.  It is time to run and check a vacant home which is 'booming' which means the gas vent is probably clogged with snow and leaves.

One thing about being on Narragansett Bay in coastal RI real estate is that you get the Northeast wind blowing at you...but you also get to see the great palette of sunset colors that nature throws at you in earnest.  Never to be taken for granted, the camera is always in hand because the sky is never the same and must be captured at the moment of happening.  It does make my end of day a fine one.
p.s. this is true nature's colors- no photoshopping at all!

There are 3 weeks officially left of summer and I woke up early and had to make it down to the stunning Rhode Island waters and coastline for this shot.  Nature gives us such opportunities in photography...it seems there is not enough time to take them all!  Coastal RI real estate at your fingertips.
 
Enjoy the day at hand and the natural settings that surround us even if it is for a few minutes during the day.  As life passes us by we can not recoup what was yesterday.

It is my early morning pleasure to kayak with neighbors or friends along the Rhode Island coast.  Morning is the calmest time to paddle away and enjoy the RI coastal real estate that you see usually from the road.  This water perspective is so much better and makes for great photo moments for my waterfront folder of pictures.  We are so fortunate here to have wonderful Narragansett Bay waters to enjoy.

This is a broad statement but remember I live, work and market in the ocean state, Rhode Island.  So yes, my days are filled with flood zones and their impact upon the RI coastal real estate properties I list, sell and that my home buyers want to buy.
 
It is important to understand the current flood plains, from X to VE zones (as they are labeled respectively from low to high risk), in order to price property before listing a home as well as advising a home buyer of the true annual costs.

First Day of Fall | September 22, 2013 Can you believe today is the first day of fall already?!  Yes, it really is September 22, 2013...and like we may say to ourselves "Just where did the year go".  Well I thought yesterday was the first day of fall in RI coastal real estate.  Thought it always was the 21st but lo and behlod I am proved wrong.  Anyway it was a great morning in lovely Wickford Village to be watching the harbor, kayakers and boaters make it their day.  Clear of bad weather and hurricanes, we all sigh with relief.

Every day is a new day in RI real estate and all it has to offer in challenges, tasks and to do items.  I just wrote an article about buying a  house 'As Is' on my web site and today am dealing with this seller/buyer challenge.  Thank goodness there are companies and trash haulers that will take the remaining furniture and items out of the house for you...at quite a low cost.

There is always something to be learned from past home sale transactions that do not happen!  The questions that go through your mind as the buyer's agent or as the listing agent when negotiations hit a stone wall...yes, they do just fall apart sometimes.  Did you do all you could do for your client to make the home sale happen that would be in the best interest of the seller (as the listing agent)?

Summer Time and the Weather Is....HOT! There is no doubt that here in RI coastal real estate we long for the warmth of summer after the tough winter season we had.  Yet, the force of the heat has become oppressive...on the roads to our southern RI beaches, the lots are filled by 10 a.m. yet the cars (according to the news channels) are backed up for 5 miles trying to find a location to park and car and get in the ocean.  The migration in summer time to our Narragansett Beach and others is amazing.
