There is beauty in those dark Rhode Island shores...from the deep blue grey of an angry ocean after the winds come through, to the icy seawalls protecting homes, frozen toppings on the sand and it is truly Rhode Island in winter along this coast.

Having Open Houses on the day that daylight savings time occurs brings a host of interesting issues.  Either the customers may miss the Open House due to sleep deprivation, show up early (put their clocks back instead of forward) or show up late as you are closing up the property.

In this RI real estate market, it is heated and move in ready with water view homes and no flood insurance is a great listing to have.  Yet listing agents do not always do their due diligence to identify whether a home has the right number of bedrooms to share with home buyers.  Listing a home with higher number of bedrooms to make it more enticing to buyers is wrong yet it happens often...I always say as a buyers' agent do your homework, trust your own research … (4 comments)

Listing homes can be a numbers business for some real estate agents...some potential clients just want to hear who will sell their house at the highest price

Well I can tell you the term is a meterological term I do not want to hear again in the Northeast...bombogenesis.  The weather forecasts for this weekend are like the same ones as a year ago.  Really and they said the El Nino would be kinder to the Northeast this winter!

Here it is a home that has been on the market a month in RI coastal real estate and the tough buyers (what are they really made of) are coming out of the woodwork (surfacing from the saltwater too) to make a multitude of home offers.  You need to have some dramamine for this process if you do not like the ocean swells that come at you with each deadline, final deadline, highest and best request.  Who said that buying a house was easy?!

First and foremost there is nearly 400 beautiful miles of RI waterfront real estate but not all is for sale.  So what is there to know when you call a real estate agent up and you have your lists of very specific 'wants and must haves'?  Well you need to know to put those aside in many cases.  You are buying a one of a kind location, probably with flood insurance needs and you will wake up every morning to the most spectacular waterfront views you could imagine.

The RI General Assembly voted to approve Article 12 of the state budget which will increase the Rhode Island real estate conveyance tax by 15% from $4 per $1000 to $4.60 of the purchase price of the property sale (home or land).  The increase will apply to properties that are recorded on or after July 1, 2014. So hurry up and get your home closing done now!
