 Loan servicers working on behalf of Fannie Mae and Freddie Mac signed off on a record number of short sales in 2012, according to a report from the mortgage giants' regulator, the Federal Housing Finance Agency (FHFA). Short sales and deeds-in-lieu of foreclosure totaled 37,966 up 23 percent from a year ago. Fannie and Freddie implemented accelerated timelines in June 2012 for reviewing and approving short-sale transactions.The mortgage giants' inventories of "real estate owned" (REO) homes also continued to decline, as Fannie and Freddie got rid of homes faster than they acquired them through foreclosures. A new report recently came out that had a curious headline: “Foreclosure Activity Declines, Hurting Investors.” You would think that a decrease in the number of foreclosures would be a good thing, something that people would be happy about. In this bizarre housing market, it is something that investors worry about. This particular report is from Foreclosure Radar which is a foreclosure sales and analytics website. According to Foreclosure Radar, the start of foreclosures dropped significantly since March of 2009. The notice of defaults in California was down 16% from a year ago and 70% since 2009. CoreLogic released its March Home Price Index (HPI) report which shows that from March 2011 to March 2012, there has been a decrease of 0.6% in home prices throughout the nation. When showing the monthly percentage rates that included distressed sales, from February 2012 to March 2012 there was 0.6% increase in home prices. This was the first month-over-month increase since July of 2011. When you exclude distressed sales the percentage increase was 0.9% from March 2011 to March 2012. san diego: Fannie Mae Is Now Treating Loan Modifications As Short Sales... - 05/08/12 08:22 AM
Homeowners receiving loan modifications for their primary residence (and noted on their credit report); are now being treated as short sellers by Fannie Mae…even if the homeowner was never late on their mortgage.
In other words: A responsible homeowner, who made their payments on time and received a loan mod for their primary residence will now have to wait three (at least) years before they can purchase their NEXT home (or refi their current residence).
