san diego: Housing Supply in 2021 - What Does it Mean for Sellers? - 07/27/21 09:41 AM
One of the hottest topics of conversation in today’s real estate market is the shortage of available homes. Simply put, there are many more potential buyers than there are homes for sale. As a seller, you’ve likely heard that low supply is good news for you. It means your house will get more attention, and likely, more offers. But as life begins to return to normal, you may be wondering if that’s something that will change.
While it may be tempting to blame the pandemic for the current inventory shortage, the pandemic can’t take all the credit. While it did make some sellers hold off … (0 comments)

san diego: Low Housing Inventory in 2020 - 01/29/20 10:11 PM
Low Housing Inventory 2020Where Have All the Homes Disappeared To?If you’re following what’s happening in the current housing market, you’ve seen how the lack of newly constructed homes is a major reason there’s a shortage of housing inventory available to today’s buyers. Another reason is that the inventory of existing homes for sale is shrinking. According to the most recent Existing Home Sales Report from the National Association of Realtors (NAR), sales are up 10.8% from the same time last year. That exceeds expectations and is great news. The troubling news from the report is that the sold inventory is not … (3 comments)

san diego: Fannie, Freddie Short Sales Hit Record High - 03/14/13 03:59 AM

Loan servicers working on behalf of Fannie Mae and Freddie Mac signed off on a record number of short sales in 2012, according to a report from the mortgage giants' regulator, the Federal Housing Finance Agency (FHFA). Short sales and deeds-in-lieu of foreclosure totaled 37,966 up 23 percent from a year ago. Fannie and Freddie implemented accelerated timelines in June 2012 for reviewing and approving short-sale transactions. The mortgage giants' inventories of "real estate owned" (REO) homes also continued to decline, as Fannie and Freddie got rid of homes faster than they acquired them through foreclosures. san diego: Foreclosures Are Down... Is This A Bad Thing? - 06/08/12 07:21 AM
A new report recently came out that had a curious headline: “Foreclosure Activity Declines, Hurting Investors.” You would think that a decrease in the number of foreclosures would be a good thing, something that people would be happy about. In this bizarre housing market, it is something that investors worry about. This particular report is from Foreclosure Radar which is a foreclosure sales and analytics website. According to Foreclosure Radar, the start of foreclosures dropped significantly since March of 2009. The notice of defaults in California was down 16% from a year ago and 70% since 2009. As investors purchases of … (0 comments)

san diego: Buying A Home May Never Be Cheaper - 05/09/12 09:02 AM
Right now may be the best time to buy a home. Several housing experts believe that this year may be the last year to take advantage of the weak housing market. With home prices decreased by about 34% and mortgage rates at historic lows, homes have never been more affordable. Stuart Hoffman, chief economist for PNC Financial Services, has stated that housing prices will soon flatten out by the third quarter and eventually start to increase by next year; so this opportunity won’t last much longer. Some factors that will affect the housing market are the decrease in the number of … (0 comments)

san diego: Fannie Mae Is Now Treating Loan Modifications As Short Sales... - 05/08/12 08:22 AM
Homeowners receiving loan modifications for their primary residence (and noted on their credit report); are now being treated as short sellers by Fannie Mae…even if the homeowner was never late on their mortgage.
In other words: A responsible homeowner, who made their payments on time and received a loan mod for their primary residence will now have to wait three (at least) years before they can purchase their NEXT home (or refi their current residence).
The only exception to the rule: If a homeowner received a loan modification on an “investment property/second home” may receive financing on another property (primary residence … (1 comments)
