In real estate, lot listings can be seen as easy, low-effort money. Put up the sign, plug in the data on the MLS, and wait for a buyer.
If someone expresses interest, you don’t have to schedule a showing or unlock a door. You can just tell a prospective buyer to drive over by themselves and if interested, you’ll write up a contract, right? 
Wrong!
Here is why you should take the time, everytime, to go with buyers to look at lots:

As we are growing our business, one lesson we see over and over in the lake real estate business clearly applies to all real estate.
If a buyer is not aware of a property,  they will NEVER buy it!
That sounds like common sense. Yet, we still occasionally run across agents and brokers who have not realized that awareness is critical for selling a home and for finding buyers.

“Is this property still available?” is one of the most common questions we get from visitors to LakeHomes.com. There is great concern about outdated listings of homes for sale.
I know why home buyers ask this question, and it has nothing to do with our brokerage or website.
Our listings are kept current. Almost always the property we display is available for sale right now. Occasionally a home has just sold and the update is in progress, which may take a day or two. Our listing data is not stale. We update our data directly from a number of MLS servers every day.

With technology, it is easier and easier to create a video of a home for sale. But just because it is easy does not mean everyone can do a great job.
1.  Is the video engaging to home buyers?
2.  If they start watching, will they want to continue?
3.  Does the sound add value or detract? (Professional editors will tell you sound can often be more important than images.)
4.  Will the sellers be impressed?
5.  Will people share the video (this is a tough one)?

I often hear the mention that in the last several months, real estate is a "buyer's market." Following the classic definition, that would be correct. That is, the supply or inventory of listed property for sale far exceeds the number of interested and qualified buyers.
So, if this is true, why is more property not being sold? You may say it is because there are not enough buyers. I submit that this market cycle has something different: Much of the supply is not real supply. It is artificial with property that is listed as "For Sale" but not listed at … (10 comments)

Okay, so I've been a bit focused on the pricing of real estate property in recent posts.  Well, I've got more to consider and how you can possibly help your clients and your efforts...
THE SITUATION: New listing or sales opportunity.  Does the buyer want to really sell?  Or are they just unrealistically testing the water to see if they can get a premium price (in this market!!)?
THE TEST:  The property that will have the best chance to sell under current market conditions will be the BEST VALUE in that area/neighborhood at this PRICE POINT.

Whether as an agent, appraiser, buyer or seller, anyone that has done many residential real estate transactions has dealt with the owner that says (or feels), "I can get a higher price for my house because my house is SPECIAL!"... or some variant of the remark.
And since most buyers and sellers are not accustomed to large financial transactions from a business perspective.. and because they often do not understand money... the decisions are often more emotional than logical.
So, what can you do about this??? 
And, more importantly, can you help them?

I see many posts about listing prices and overpriced houses with pricing driven by sellers.  It makes me think of the discussions we have in our office about our potential clients.  That discussion centers on Price vs Cost.  In some industries, this is a common discussion for sales folks.
Price - The Amount of Money Exchanged at a Single Point in Time. 
Cost - The Amount of Money Spent Over a Period of Time.
