seasonal effect on house sales in edmonton: Don't Panic Yet Alberta - 03/18/15 03:18 AM
"If most people keep their jobs, they’ll be able to pay their mortgages. If you have a job and you want to sell, you’ll likely still choose to not sell over accepting an offer that represents a big hit to your equity.
If that happens, we’ll find a lot of listings remaining unsold, with corresponding big drops in sales stats, but relatively stable prices."

I think prices are going to go down for the next 18 months -24 months.  We may enter a down turn of 2 years, then up again in 2017 or 2018.

Dear Friends and Partners,
With CMHC's news of placing caps on rental property lending, it has made some markets busier. It'll prompt fence-sitters to buy, but may not affect the strategy of a long term buy and hold investor.

In our Edmonton market for example, small apartments and suited properties have been really tight. The townhouse market on the other hand is flat. Certain neighbourhoods attract more buyers than others as … (0 comments)

seasonal effect on house sales in edmonton: First Snow in Edmonton - 11/14/11 06:28 AM
We had the first snow of the winter season over the weekend. It was beautiful to awaken to the fresh dusting that happened quietly while we slept. The first snow is a great reminder that we'll be seeing this for the next 6 months and the real estate market is going to s-l-o-w down. Less tenants moving, although I did a move on New Year's Eve last year, less buyers looking. Sellers are out there but the prices are reflected in the season.I've got one beautiful townhouse left to rent for December 1st and plan to have a baby this weekend. Then … (0 comments)

seasonal effect on house sales in edmonton: 7 Factors That Affect Your Home's Value - Canada Realty News - 12/08/10 06:13 AM
I've been going over old newsletters that I get from a score of industry leaders. The Bett's article outlines that the price of your home is determined by more factors that you might think. They list:1. Location2. Features3. Condition4. Home Improvements5. Market Conditions6. Seller Motivation7. Trying to sell now is what we call motivated - that means you'll need to allow you MAY get less than you expect. You can't change the location but you can make a lot of … (2 comments)

seasonal effect on house sales in edmonton: It's heating up around here. - 06/14/10 09:14 AM
You can tell when the seasons are changing not only in temperature but in the amount of for sale signs that pop up like dandelions. Everyone wants to give a shot at selling their place just to test the water.I've seen everything from flashy fence long signs to a "for sale" hastily scribbled on a piece of cardboard. Guess which one I would call. The only problem with testing the waters is there isn't a lot of motivation to these sellers. You need to find the guy who has had his property listed since January. That's motivated. However there are a lot … (1 comments)

seasonal effect on house sales in edmonton: Edmonton Real Estate Market - 09/23/09 01:03 PM
The market in Edmonton is finally balanced again. Although prices are a little lower, less than 1%, than what we saw in August last year."Although sales numbers cooled a bit after record sales in June and July, we are still experiencing the strength of the market in Edmonton," said Charlie Ponde, president of the Realtors Association of Edmonton.June and July saw sales rise 28% over the same period one year before; low interest rates and great deals were probably behind the jump in activity. Seasonality could be in effect as well were winter saw a near freeze.  The market picked up … (1 comments)
