Hello Everyone, I was wondering if all of my fellow agents out there are using the latest in FHA 100% programs out there which are Ameri-dream, Aquarius, etc. Right now they are 90% of the business that I'm closing. It looks like in Alabama this year it is going to be the the only way to do 100% loans which is fine with me. It takes a couple of times writing them to get the hang of it but I want to tell you THANK GOD FOR THEM right now or it would be rather lean. Sometimes you have to adjust your sales (2 comments)

Yes for me in Birmingham Al. as I hope it is for all of you, business has picked up and people are coming out of hibernation. The weather here has been great and my phone is ringing again. Yes I'm back to 6 to 7 days a week showing houses, what a wonderful feeling. It seems that my buyer clients are more confident about the market and are ready to make a commitment which makes our job so much easier. I went to an agents open house luncheon today and I was talking to a lot of fellow agents and just listing to some of the conversations around me and It was like there was an echo in the room, I was hearing the same thing everywhere I turned and that was how bad there business how rotten the Real Estate market was in general. There was so much negative in the room I thought could you imagine what a Real Estate agent could do right now with a positive attitude. Calling my database list calling and re-calling my previous clients is starting to pay off and I want to thank all of my current and previous clients for believing in me and referring me to they're friends. I have really been hitting the phone keys lately to my client list to see if they or any friends or family or both needed had any Real Estate Needs. Also asked if they are considering selling in the next 6 months or so to see if I can stop by and do a CMA just to see where everything is at in they're neighborhood. (0 comments)

I got an opportunity to spend sometime last week with an incredible Real Estate coach. A lot of the things he told me I already new and just have not put in place yet. But one thing he said kind of blew me away he said if you are not getting a least 5 referrals a year from people like your Dentist, accountant, Doctor, etc, everybody that you spend good money with and use exclusively then you should quit using them and find someone that is capable to give you referrals and I went wow thats kind of harsh, but I guess when you (9 comments)

Yes, the sub-prime market has changed and those questionable clients are going to be tough. But I'm still getting my clients that need 100% financing done. Of Course "My Community" is an option. But I've got a handful of aggresive, hungry mortgage people here in Birmingham doing manually Written FHA loans. A lot of times they are people that have little or no credit and you have to build it or people out of school and new on the job, but I have 2 or 3 clients now that I'm working that we are going manually written FHA and it looks (2 comments)

I think People in a matter of speaking hibernate like animals, they DO!!!. Historically Jan. & Feb are slower months, then it starts to pick up first warm snap in March. My phone started ringing yesterday which is a little earlier but I surely will take it. When it starts to get warm in the New Construction that I do we start to get more traffic, same thing as your Open Houses or your showings on your listings. As hot as it was this summer in Birmingham, I was ready for fall. But I tell you I'm ready to SELL HOUSES so bring (0 comments)

Yes, Manually written FHA'S have been my answer to the lack of sub-prime lending, and yes it seems to be working. Now there are very few Mortgage Company's in Birmingham that will do manually written FHA'S so you have to take what you can get. But when you have a client that does not have great credit that may be new on the job and for those with very little established credit and they need to do a 100% program, Manually written FHA'S have been a God send. So check it out if you haven't already, its working for me. Its enabling my (0 comments)
relocation: Those Lasting Friendships- our past clients

I have to say with 11 years as a Realtor some of my cherished moments are the ones with my past clients. I can go even further than that, some of the best friends I have today are past clients. I'm the kind that really stay in touch with my past clients, drop by there homes just making sure they are totally happy with there investment(their home), send cards, calenders, e-mails. We hang out, go to the mall, eat lunch or dinner and you know they never forget about me when it comes to there friends and family that may have Real Estate needs. We (0 comments)

Especially if you know that a good portion of your e-mails are from past clients from my FYI e-mail that I do. So quiet as it can get and then those magic words and all those RE:''S from my bi-monthly e-mail to my past clients and sphere list lets me know that in this business things can change so quick. Thats why we cannot loose hope because as quiet as today is tomorrow may be incredible. Better times are coming my friends, I feel it. The things we do as Realtors to make our listings more saleable. This past weekend I had a showing on one of my listings and calling this agent back as we all do for feedback she informed me that the house smelled like smoke in the kitchen area mostly and asked if there were any smokers in the house and as an honest agent I told her there was, and normally she smoked outside on the deck. Well when I called my client she informs me that she does normally smoke outside but occasionally she gets lazy when it gets cold and (0 comments)

Its true, a lot of our hopeful future customer/clients are still waiting for those rates to drop below 5% . I do a bi-monthly e-mail to a group and on the last paragraph I tell them all you people sitting on that fence for rates to drop again you are playing a game of Russian roulette, it could go either way and besides doesn't that fence hurt after a while. I'm pulling them off one by one. For 1/2 of them it has worked for the other 1/2 they will just have to endure the pain till they listen to the words (3 comments)
