realtor projects: Realtors: 150 Minutes to Dread it BUT 15 minutes to DO IT! - 07/10/15 01:30 PM
Realtors: 150 Minutes to Dread it BUT 15 minutes to DO IT!
Do you have Realtor projects like that?
I am this way about mopping floors. Aquarius, right? Love water, right? Not when it comes to floors and cleaning them.
It is the same way with real estate paperwork. I am into Paperwork Marathons.
Not because I love it. More like because they are the floor mopping part of this business.
After plowing through a lot of recent business books on Audible.com, I have come to this conclusion.
JUST Nike DO IT. First thing in the morning.

realtor projects: Never too LATE for a Realtor Written Business Plan - 03/03/15 02:43 PM
Never too LATE for a Realtor Written Business Plan.
So what, it's March? Better late than NEVER EVER NEVER.
First, I assembled the Buffini, Ferry and Trulia Business Plans.
Then I ran off and sold and settled some houses.
So today I read through them all finally. I really thought about it. Hours.
Sometimes I march (yes, it's March) to my very own Golden Results DRUMMER.
I wrote down 10-10-5-15 in my daily list of to do items.
I noticed a lot of 10 numbers in the NAR 2014 HomeBuyer and Seller Reports.  Something like Buyers look at ten homes in … (8 comments)

realtor projects: This Southern MD Realtor Called in the Cavalry! - 10/27/14 11:33 AM
This Southern MD Realtor Called in the Cavalry!
I grew up. I decided I could not do it all.
Here's best three examples lately.
It took three Fujitsu Scanners, three helpers, and one year to scan and catalog my Dad's 30 years of records for his  homes and garages.
I asked one of the Business Major helpers to do the final analysis. Bottom line, it took 6-8 hours per tote or legal box to create a PDF for each file and log it into a database which will easily import into Top Producer.
I see it this way. They still market … (3 comments)

realtor projects: Reverse the Realtor Day Around! - 03/10/14 11:16 AM
This Southern Maryland Realtor has Reversed the Realtor Day Around!
We all have our peak energy times. We all have things that relax us. We all have schedules that seem to fit our lifestyles after a while of doing this business.
I used to do my heavy volume of outgoing calls in the AM until mid afternoon. Then I would switch gears and do a project or take an appointment.
No more and no regrets.
Now I do my projects first and rack up the calls in the afternoon and early evening when I can reach everyone. I am able to … (6 comments)

realtor projects: What are your next few Realtor Projects? - 03/09/14 09:17 AM
What are your next few Realtor Projects?
I keep a detailed Project list in Evernote for my Southern Maryland Real Estate Business.
It could choke a horse. More like an elephant.
It's learn this, learn that, study this and study that.
It could keep me busy this year and probably next.
This week in between showing homes and presenting offers on listings the Projects are Quickbooks, Turbotax, File Cabinet Clean Up and PowerPoint Listing Presentation Update.
It's going to be a busy week snow, sleet, ice or sunshine. Let it shine, let it shine.

realtor projects: What's the Glitch in your Giddyup? - 01/19/14 05:42 AM
What's the Glitch in your Giddyup?
Let's talk about P R O C R A S T I N A T I O N.
Or let's call it S T A L L.
Or let's call in B R A I N  F O G.
No matter what you name it, the RESULTS, or lack thereof,  are exactly the same.
Some Realtor Project or Realtor Chore is not getting done.
AHEM.
It could be the desk needs to be cleaned off first. Law and Order is needed to focus.
It could be the checklist is out dated or out of order. Confusion … (4 comments)

realtor projects: A Little Help From Your Friends! - 12/30/13 11:24 AM
A Little Help From Your Friends!
I just plain needed HELP on some projects this week and actually the past month.
I needed to print a Quickbooks Report today and spent hours and hours trying to get it to work. I googled, I experimented, I tried and tried and tried. And TRIED.
Finally, I decided to focus on who I personally knew who was an Accountant. Time to call in the troops.
One phone call tonight and fifteen to twenty minutes later, DONE. When the correct report is not there, CREATE one with the Custom Reports tool.
Same thing with iPiccy. … (3 comments)

realtor projects: Late August Every Year I BURST into a SALES Explosion! - 08/23/13 11:13 AM
Late August Every Year I BURST into a SALES Explosion!
Yep, every year, without fail, right around the time the heat breaks and the kids go back to school, it starts.
I go into a selling frenzy that does not end until the Holidays.
Dust flies. The Earth shakes. Just kidding, but it feels like it.
Anyway, I have a couple of projects left to do before the Annual KABOOM starts in a couple of weeks.
Wrapping up learning RPR and Listings to Leads and Reliance so these tools are quick and easy to use.
Just a week or so left … (5 comments)

realtor projects: How to Get Back on the Blogging Bandwagon - 07/28/13 02:20 AM
How to Get Back on the Blogging Bandwagon?
Well, come Sunday, when you discover you have none of the TEN weekly posts written, you....
Take Responsibilty and realize the commitment is ten a week so that means ten today.
Ten today means spread them all over the day  so they do not get in your way of other projects.
Today's project?
Clean the work closet top to bottom.
After pushing, tugging, moving and rearranging the HUGE work closet to make it more systems friendly, a little blog post here and there is a welcome relief.
Looking forward to the end of the … (3 comments)

realtor projects: The Golden Results Project Checklist - 06/09/13 01:14 PM
I was on the way to a RE/MAX Convention a few years ago and a passenger in the vehicle ridiculed me about what was I going to do at the Convention ...go learn to sell a house?
Then she laughed.
Years later I remember the sarcasm. However, I also know that we have a Jack of All Trades Kind of a profession. We run a business. We take it seriously.
So proudly, I am sharing my Projects List for the next month. Lots of acronyms and codes but you get the drift.
Busy, busy when not listing or selling Southern MD … (3 comments)

realtor projects: All mine. Yep, it's all mine. - 04/04/13 12:32 PM

All mine. Yep, it's all mine.
Well, Riley Rover has had his comforter staked out most of the day.
He's been awfully quiet while I have chugged and plugged away on paperwork.
I worked out a new system for uploading paperwork into MLS.
I figured out a good checklist which I implemented today. Well, sort of implemented.
After hours and hours and hours of improving the checklist, I was finally ready to upload the docs with the checklist I toiled over.
So you know what happened, right? Yep, the system was broken or just plain down.
I should have told … (8 comments)

realtor projects: What Real Estate Forms do you upload to your MLS... Part B! - 04/02/13 11:59 AM

What Documents do you attach to your MLS Listing in the DC Metro Area MRIS? Part B! To Review Part A....
I called three to four Outstanding Realtor Buds and inquired what forms they routinely upload into their MLS listings for Agents to access easily.
Tip of the day? You can access docs you created on your laptop during the day via your iPad and the Dropbox app late at night.
Then I perused the RE/MAX Leading Edge required forms checklist.
Then I peeked at the MdRealtor.org site for new forms Agents might omit.
Then I went through my New … (4 comments)

realtor projects: What Documents do you attach to your MLS Listing in the DC Metro MRIS? - 04/02/13 11:30 AM

What Documents do you attach to your MLS Listing in the DC Metro Area MRIS?
I approached this Project in a scientific fashion.
I called three to four Outstanding Realtor Buds and inquired what forms they routinely upload into their MLS listings for Agents to access easily.
Tip of the day? You can email these PDF scans directly from mris.com on your iPad. Neat-O.
So anyway, I took copious notes of all their ideas.
Then I perused the RE/MAX Leading Edge required forms checklist.
Then I peeked at the MdRealtor.org site for new forms Agents might omit.
Then I went … (9 comments)

There is so much paperwork on my desk and table I need a rowboat.
Glub, Glub, Glub.
Well maybe I need a life vest.
No better yet...
Maybe  I need a four star red alert alarm.
Or maybe a white flag.
Okay, okay, I know the answer.
I need to get up early...Really, really, really early, and just plunge in.

realtor projects: Random thoughts on a late week night! - 10/09/12 02:23 PM
Random thoughts on a late week night!
One Flu Shot later my arm hurts but I am glad my chances of getting sick this Winter have tumbled.
One blown tire later means I have four new ones with pretty white  lettering so my Jeep looks more like when I first got it. Not to mention I feel safer.
One missing sign  later means I spent half the day replacing, cleaning and straightening listing signs for more listing calls to come.
I spent the afternoon and evening in the tire store, on the road tending to signs, and in Safeway getting a … (4 comments)
