Get Moving! How Home Sellers Are Making the Most of The Market Posted by Bill Salvatore- Realtor March 26, 2023 Appraisals, Discounts, Home Selling Tips, Housing Market, Mortgage Rates, Real Estate  IT WAS FUN WHILE IT LASTED
This is clearly the only way for home sellers to look at it. In the world of Real Estate, change is good. Just imagine what would happen to the market if our recent upsurge in home prices and extreme seller’s market had continued unchecked. Fantastic for home sellers you say? Not for long. Home buyers would disappear (this had already begun to happen) and the market would inevitably collapse. We’ve experienced … (4 comments)

azvhv heroes: What You Should Know About Rising Mortgage Rates - 03/09/23 12:11 PM

After steadily falling over the winter, mortgage rates have started to rise in recent weeks. This is concerning to some potential homebuyers as the combination of higher mortgage rates and higher prices have made homes less affordable. So, if you’re planning to purchase a home this year, you too may be wondering if now’s the right time to buy or if you should hold off on your search until rates come back down.

The recent uptick in rates has been driven by what’s happening with inflation. Joel Kan, Vice President and Deputy Chief Economist at the Mortgage Bankers Association (MBA), explains:

“Mortgage rates increased across the board last week, … (5 comments)

I’ll make your choice really easy, the great news first- if you’re considering applying for an FHA mortgage loan to buy your next home, the FHA required MIP (Annual Mortgage Insurance Premium) has been reduced … (6 comments)

azvhv heroes: A Smaller Home Could Be Your Best Option - 03/09/23 12:01 PM

Many people are reaching the point in their lives when they need to decide where they want to live when they retire. If you’re a homeowner approaching this stage, you have several options to explore. Jessica Lautz, Deputy Chief Economist and Vice President of Research at the National Association of Realtors (NAR), says:

“As we see the transition of the large Baby Boomer generation age into retirement, it will be interesting to see if they move in with their Millennial and Gen Z children or if they stay put in their own homes.”
Lautz lists two options: move into a multigenerational home with loved ones, or stay in … (8 comments)

azvhv heroes: Staging Secrets: Simple, Available and FREE Decorative Accents - 03/09/23 11:08 AM
Staging your home for sale isn’t always what you might imagine. Home Sellers are often under the impression that staging means moving all their belongings out and replacing them with vanilla furniture meant only for display. In fact, this is rarely the case.
Staging an empty property may indeed involve a house full of rented or borrowed furniture and neutral accent pieces, but if you’re still living in your home while it’s on the market, staging means something altogether different.
Everyone, I’m sure, has heard the “declutter, declutter, declutter” motto for home sellers. It’s almost as common as the home buyers rallying cry … (6 comments)

azvhv heroes: Be diligent when preparing your house for sale - 03/08/23 05:25 AM
I am not sure which is more neglected these days, the upkeep of your home or one’s yearly physical.  I am fairly sure that it would be a tie as many homes’ interior and exterior need anywhere from some basic fixes to major repairs and upgrades.  I also know from conversing with many people, that there are those that also neglect their yearly checkups, colonoscopies (after age 50), or even going to the dentist on a regularly scheduled basis. It doesn’t always matter what the income may be, people procrastinate and put off personal things and agendas because … (3 comments)

azvhv heroes: "Do We Have to Attend the Closing?" - 03/04/23 05:59 AM
Sellers are moving out of state and want to leave right after the movers are finished packing and ready to hit the road.    "The closing isn't for another 3 more days - do I have to hang around, or locate a place to stay until we close?"

In today's real estate, actually, you do not have to be at the closing, the closer can arrange to have all your documents ready for your signatures the day you are ready.  (as long as the mortgage payoff and HOA status information is back)   Even buyers can opt for a mobile … (5 comments)

Spring into Action: Boost Your Homes Curb Appeal with Expert Guidance To sell your home this spring, it may need more preparation than it would have a year or two ago. Todays housing market has a different feel. There are more homes for sale than there were at this time last year, but inventory is still historically low. So, if a house has been sitting on the market for a while, that's a sign it may not be hitting the mark for potential buyers. But here's the thing. Right now, homes that are updated and priced at market value are still … (2 comments)

azvhv heroes: The Two Big Issues the Housing Markets Facing Right Now - 03/02/23 05:51 AM
The Two Big Issues the Housing Markets Facing Right Now
The biggest challenge the housing markets facing is how few homes there are for sale. Mark Fleming, Chief Economist at First American, explains the root causes of todays low supply:
Two dynamics are keeping existing-home inventory historically low rate-locked existing homeowners and the fear of not finding something to buy. Lets break down these two big issues in todays housing market.
Rate-Locked Homeowners According to the Federal Housing Finance Agency (FHFA), the average interest rate for current homeowners with mortgages is less than 4% (see graph below):

If a home has been on the market for more than two weeks and you’d like to make an offer, I can review recent sales in the area and help you submit a competitive offer.  I am not sure that two weeks is an adequate time to lt a property sit but it is a start.
We are in a normal market and the average days on market is over 90 days.  The christmas holidays tapped the break on the real estate market and we are just starting to accelerate and hit the normal speed.
