Today I was helping a client with their website and we discovered by they weren't getting any leads sign in. This is the second site I've worked on recently were the forced sign in was over-written by the bloatware scripts that are there to make the site look "pretty". This is the second site I've worked on where this happens. I'm not fond of scripts that take a fast, functional site and weight it down and destroy the strong points of the site.

Please feel free to share on your own timeline! I met with a home inspector Wednesday morning and he shared a story. Back around 2014 a roofer was going through The Villages replacing roofs, more than likely unlicensed and uninsured. To cut corners the roofer never applied for a building permit which is required for roof replacements. The roofer used substandard shingles and did shabby work. In the last few weeks the market has achieved a relative stasis point in terms of sales to inventory. However, inventory is sufficiently low to keep us in the Seller’s Market zone so watch changes in the MAI. If the market heats up, prices are likely to resume an upward climb.

Obviously nobody wants to pay more for a house than they have to, but paying full price or even over the asking price doesn’t necessarily mean you paid too much.
How much a home ultimately sells for is decided by the buyers in the market. Just because a seller lists their house for a certain amount, that doesn’t mean they’ll actually get it! In fact, plenty of sellers list their house for too high of a price and never end up selling their house for the amount they were asking, let alone over their asking price.

Maybe it's not happened in your area. In my area, it has been rearing it's ugly head. Agents believing they can be as arrogant as they want and not suffer for it. And their poor sellers have no clue how they are suffering for those arrogant actions.
I saw an actual MLS listing where the listing agent insisted that no offers will be presented unless accompanied by a full resume of all the homes the buyer's agent had sold before. So many times, I see folks move to The Villages, Florida right after they retire and said finally I can golf, play Pickleball, go the pools, play cards and visit the squares every day and not have to work! So, there I was, watching an episode of "Cheers" on Paramount+. And I caught something. I realized just how fast our culture moves and changes. How fast we lose our perspective. How fast people and terms fall out of usage and knowledge.
They used the term "Siskel & Ebert" to define someone as a film critic. I wondered just how few 20 year-olds would understand that term. Or would they realize who Tip O'Neil or Gary Hart were. Would they understand why dinner always took hours to prepare in "The Brady Bunch"? Or why car seats weren't in their station wagon?

I LOVE the mild winter we are having in North Dakota with several days in the 40's and even record setting days in the 50's and 60's. The only snow you will see in Minot is the remains of large piles from clearing off parking lots. While a few of us love it many who live in North Dakota are very disappointed.
