One of my recent deals involved a motivated seller who needed to move quickly. I got the property under contract intending to assign it — I run a wholesale business, and we often connect sellers with investors who can take on the rehab.

Today as I write this I sit on my back patio and enjoy the rain. Normally it would be at least 105 degrees by now as it is almost 9 O'clock in the morning but notice I said the word enjoy. They said on the news it has been 150 YEARS since it rained on June 01.
My pool is a mess from the dust, and I will have a couple of hours of work on it before my pool guy gets here. My yard is a mess of tree limbs and debris blown in AND I am enjoying 70-degree weather while … (10 comments)

When a homeowner invites me into their home for a listing presentation, I go through the entire process and let them know what to expect. Over the years, some homeowners have had questions during this presentation, which of course I incorporate into my presentation. When I leave their home, they should know exactly what to expect during the transaction.
One thing I make sure to let them know --- don't talk to the buyer's agent, or anyone stopping in front of your home while out mowing the grass!

¾ cup butter
3 tablespoons minced garlic
2 pounds large sea scallops
2 tablespoons fresh lemon juice
1 teaspoon salt
⅛ teaspoon pepper
Directions Melt butter in a large skillet over medium heat. Stir in garlic and cook for a few seconds until fragrant.
