broker: Pitfalls Of Online Searching - 06/30/07 04:10 PM
An apartment search in any large U.S city can be an intimidating experience. Before you suit up and scour the Internet for your perfect urban oasis, let's consider some potential pitfalls.
"But the Internet ad said vintage feel, in-unit laundry and new appliances?" Sometimes management companies or individual owners purposefully embellish Internet ads to generate more traffic to a particular property. Know the area you are searching in so you can understand what is reasonable for that neighborhood. Words like 'vintage' or 'new' can be arbitrary.
Pictures can be deceiving. Often times the apartment picture you see with the large kitchen … (0 comments)

broker: Housing Counsel: The Quagmire Called Square Footage - 06/30/07 03:15 PM
Question: We are under contract to purchase a downtown condominium unit. This is a resale situation. The seller's real estate agent has represented the unit to contain 860 square feet. However, when my wife and I physically measured the apartment, we can only come up with 830 square feet.
Is there a formal method of making these measurements? Obviously, we do not want to pay for more than we are actually getting.
Answer: There is an old expression that when there are two lawyers, there will be three opinions. In real estate, when you are trying to analyze square footage, you … (1 comments)

broker: Should Home Sales Prices Be Kept Secret? - 06/19/07 10:52 PM
While most states do disclose prices one way or another, some still don't.
Previously we lived and practiced real estate in Utah, a non-disclosure state and we now reside in North Carolina, which is a disclosure state, so we've experienced both.
Whats really interesting is in the Pinehurst, NC area, many of the communities do not allow for sale signs... But thats another topic in itself.
Here are a few questions that we would like to get your input on...
1.) Do you feel nondisclosure benefits the consumer?
2.) Does nondisclosure benefit the real estate industry?
3.) Do you live in a nondisclosure state and where do you weigh … (15 comments)

broker: Making Sense of Zero Cost Refinance Programs... - 06/14/07 04:06 PM
Wildly popular in some geographic areas... Virtually unheard of in others, the zero cost refinance program can sometimes be misunderstood, and it's the the borrower who is most often affected.
Simply put, qualified borrowers forego the payment of the traditional closing costs associated with a refinance in exchange for a slightly higher interest rate... usually about one quarter percent. These closing costs include such items as title insurance, county recording fees, appraisal fees, lender underwriting fees, attorney settlement fees, and so forth.
How does it work?
It's quite simple. Wholesale lenders are willing to pay the originating mortgage company a fee in exchange for … (1 comments)

broker: The ugly truth about selling real estate... - 05/22/07 06:14 AM
Most real estate agents are usually far more concerned about generating new listings than they are about selling the homes they've already listed.
After taking a listing, they often become much more difficult to contact as the time it takes for returned calls goes from minutes... to hours... or even days. Providing clients with timely feedback on the progress they are making is a very low priority item. This is especially true when the listing agent is making too little or no progress on selling the home... The seller quickly becomes the last person they have any interest in talking with. So often agents … (2 comments)

broker: Mixed Messages For Real Estate Buyers - 05/06/07 06:35 AM
"It's a great time to buy," says the National Association of Realtors (NAR). Alternatively, says NAR, existing home prices in February 2007 were down 1.3 percent when compared with a year earlier.
So can this really be a great time to buy if home values are falling? The answer is yes.
Increased real estate ownership is a national goal which has produced helpful and useful national policies. For instance, we encourage homeownership by tilting the tax system to favor owners. As a property owner you can write off property taxes, you can deduct mortgage interest in most cases and when you … (0 comments)

broker: Window of Opportunity - 05/06/07 06:29 AM
As anyone who's ever tried to sell a house will tell you, bad weather can definitely affect your ability to sell a home. If the weather is terrible, nobody comes out to shop, nobody makes offers, and sales numbers fizzle.
Well, we've just witnessed the "bad weather" impact on a national scale. After three straight months of steadily rising home sales nationwide, the stretch of stormy and frigid weather that hit many parts of the country in the early Spring took a chunk out of home sales numbers for the month -- they were down by 8.4 percent.
The chief economist … (0 comments)
