This is an important week in the lobbying efforts of the National Association of REALTORS® who are working to extend the homebuyer tax credit.  The Senate Finance Committee is expected to consider an amendment to an unemployment insurance bill that would extend the homebuyer tax credit to the middle of 2010, increase the income limits, and remove the first-time homebuyer restriction.

The Pinehurst Business Guild welcomed nearly 200 artisans, crafters and more as it celebrated the 31st Annual Holly Arts and Crafts Festival.  The event was held Saturday, October 17, 2009 from 10am to 4pm, and was located in the heart of Pinehurst's Historic Old Town area. Combining the talents of hand crafters in a variety of genres - from woodworking to glass, stitched art to lawn ornaments, hand-crafted jewelry to metal sculpture.  Area restaurants and food vendors dot the gathering as downtown shops offer sales and specials. Fayetteville N.C. is the home of the U.S. Army's Fort Bragg, and builders are preparing for a flood of new residents arriving as part of the Base Realignment and Closure program BRAC. About 40,000 civilians, defense contractors and soldiers are expected to move into the region around Fort Bragg by 2013. Already, $2 billion in construction projects are under way on the base alone, says Tim McNeill, chairman of the Bragg Regional Task Force. "Construction has slowed here but it never stopped," McNeill says. "People are moving in and buying houses, and a lot of folks in the construction trade have maintained their employment."

Just a reminder for ALL Home Buyers and Sellers... 
In order to qualify for the government's $8,000 gift, in the form of a tax credit, the transaction must close by December 1, 2009. 
Which means buyers should have a property under contract by early October, so as to have 45 to 60 days to arrange financing and close the transaction. 
Not a recent first time buyer?... It's still important that you have situational awareness of the credit, as it may be a key factor in facilitating the sale of your home.

The Wall Street Journal reported that new-home sales increased 11% in June from the previous month, the third increase in a row. Sales rose to 384,000 at a seasonally adjusted annual rate, the highest level since November, supplying fresh evidence housing is beginning to stabilize after falling off a cliff late last year. Year-over-year, new-home sales were 21% lower than the level in June 2008.

First Time Homebuyer's Tax Credit Can Now Help Cover Closing Costs
The Secretary of Housing and Urban Development has announced that HUD will allow "monetization" of the tax credit.
What that means is that HUD will allow buyers to apply their anticipated tax credit toward their home purchase immediately rather than waiting until they file their 2009 income taxes to receive a refund. These funds may be used for certain downpayment and closing cost expenses.
Under the guidelines announced by HUD, non-profits and FHA-approved lenders will be allowed to give home buyers short-term loans of up to $8,000. The guidelines also allow longer … (0 comments)
