Duarte is another one of those relatively unknoown areas in LA.
It is also one of the most modestly priced, freeway accessible cities in the San Gabriel Valley area.
Right now, your average 3+2 home probably sits in the mid $400,000 range.  Cute homes.
The neighborhoods north of the 210 fwy have somewhat of a different flavor than south.  Plus, there is a bit more shopping, restaurants and commercial on the north side also.
For the most part, the bulk of homes in Duarte are traditional style, ranging in the 1950's to 1960's range.

The buyers didn't know about closing costs? Whose fault is that: The buyer's agent or the lender?
Have you ever run into this issue?
It surprises me still how often I'm in escrow and the buyers are not aware that there are closing costs for the purchase. They think there's a down payment, and that's about it?
Do you think that is more the fault of the buyer's agent, or is it the fault of their lender for not completely explaining the funds necessary to close?

So you want to flip properties? OK, that's a whole different ballpark, so let's talk.......
I've had quite a few clients lately that are starting to see more and more properties being flipped, and they're thinking they'd like to be part of the action.
I'm very encouraging with them, because I feel personally that it's a very fulfilling endeavor.
However, there is definitely a recipe that you'll need to be successful with it.
How they plan on purchasing the property is a big factor.
