los angeles real estate agents: What is a "Bully" offer? - 02/17/18 09:30 AM
What is a "Bully" offer?
Many areas of the country have been, and still are, experiencing extreme price increases in home values over the past decade.
Having been in the business for quite a while, I've seen the cycles and the trends.
It tends to create a frenzy that in some cases, can bring ot the worst in people.
One of those by-products of a crazy market is the "Bully" offer.
A Bully offer is, in essence, one designed to put pressure on the seller.  They are typically (but not always) cash offers with very aggressive terms, coupled with a very quick deadline on the offer.  … (4 comments)

los angeles real estate agents: 142 people came through my open house, with SPIES........ - 02/15/18 06:28 AM
142 people came through my open house, with SPIES........
142 people came through my open house this weekend.....
Yup.  That's right.  142 people.
We marketed this property the right way for this market, and it resulted in 142 people coming to our open house.
Crazy market in LA.  Cray-Cray.
But wait, there's more!
We had a GOOD cash offer during the week.  The only thing is, they put a 24-hour deadline on their offer. And my clients wanted to stick to the plan of waiting until after the open house to allow the market to speak to them.  So we respectfully declined, and asked if they could … (2 comments)

los angeles real estate agents: Virtual Staging using Adobe Fireworks - 05/30/17 09:47 PM
Virtual Staging using Adobe Fireworks

I have ventured into some virtual staging these days.  Mostly out of necessity.
It's either the case where it is a completely vacant property, OR my staging accessories and furniture will not be available until after the photoshoot.
In either case, I've learn to virtually stage both interior and exterior shots so that the photos showing on the MLS give the best possible potential for the property, and provides a good example for a potential buyer of how the room or area can be used.
Let's face it, some people just need a little help envisioning things.
I used Adobe … (6 comments)

los angeles real estate agents: Showing property in Beachwood Canyon today...... - 05/09/17 10:44 AM
Showing property in Beachwood Canyon today......

LOVE Beachwood Canyon!  One of the most central cities in the Los Angeles area.
Adjacent to Hollywood, 20 minutes to downtown, 15 minutes to the Valley, and just a couple minutes to the 101 Fwy.
Beachwood Canyone has one of the most wonderfully ecclectic collection of well-maintained homes in the area.  Plus, it also has both the flats and hills, so whichever your preference, you'll find a happy box!
Homes start around the $1M mark, and then go upwards from there.
There are also a few condo complexes there also.  Maybe starting with a one bedroom unit in the high … (2 comments)

los angeles real estate agents: Showed property in Altadena yesterday - 05/06/17 10:50 AM
Showed property in Altadena yesterday

Altadena, CA is one of those areas that I recommend to clients that are looking for a single family home that need to purchase in a certain pricepoint.  Altadena is one of those cities where you certainly do get your dollar's worth by Los Angeles standards.
It is located just north of Pasadena.  In fact, it shares a border with Pasadena.
The setting is somewhat of a combination of semi-rural and urban.  Most of the lots are a decent size also. The neighborhoods have a distinct charm.  It has a beautiful background of the San Gabriel mountain range.
There is … (3 comments)

los angeles real estate agents: Back in LA for business Trip - 05/04/17 11:13 AM
Back in LA for business Trip

So I'm Back in Los Angeles to take care of some business and have lunch with several clients and business associates.
I had the wonderful Los Angeles freeway system to welcome me back.  I know it so well.  Yuk!!
This was MID DAY about 11am that I was driving.
101 freeway packed headed towards downtown, so I diverted to the 5 fwy.
Packed!
Trapped like a rat!! LOL
When are they going to start making flying cars?
Oh, well.  At least I can re-route myself to one of my favorite restaurants.
With this traffic, it looks like I'll be about 50 pounds heavier by … (2 comments)

los angeles real estate agents: One of my biggest pet peeves............ - 04/30/17 11:48 AM
One of my biggest pet peeves............

Probably my biggest pet peeve when it comes to other agents is non-communication.
How many times have you sent an offer, or emailed the agent with a request for showing, or asked a quick question, etc., and the agent never gets back to you?

I mean, isn't your job to get that property sold?  Are you not doing a huge disservice to your seller by not keeping the dialogue going with everyone interested in purchasing it?

There are some agents in our area that really annoy me.  I'm certain their lack of communication stems from their desire to try and … (5 comments)

Reviewing Multiple Offers:  Never Assume Anything.......

I read quite a bit of material on the strategy of presenting offers in a multiple offer situation.  Yes, that is a science in itself depending on all the variables that exist in that particular potential sale situation.
But from a listing agent's standpoint who has seen a ca-zillion offers cross my desk, is it really as simple as giving cash the heaviest weight?
Not necessarily so in all cases.  Let's analyze.
What are some of the typical scenarios in a multiple offer situation?  For the sake of analyzing, let's use a scenario in which there are many offers. … (7 comments)

los angeles real estate agents: Short Sales: Really? Today? After all this gain in equity? - 02/20/17 10:22 AM
Short Sales:  Really?  Today?  After all this gain in equity?
I have not only facilitated my own short sales, but since 2007 I have been a certified, hired short sale facilitator and have successfully facilitated and closed many short sale transactions.  I have seen quite the spectrum of scenarios and have dealt with dozens and dozens of banks and junior lienholders.

Yes, believe it or not, short sales still exist in our current market.  Not many, but there are a few out there.

You may be asking "How is that possible after almost 6 years of equity gains in the market?"

Well, there are a … (4 comments)

Pasadena, CA - Residential Real Estate Activity - 3 Years Running
Pasadena is one of the nicest, high-demand areas in Los Angeles county.  It is a very centrally located city:  20 minutes to downtown LA, 10 minutes to the San Fernando Valley, 30 minutes to the Santa Clarita Valley, and 40 minutes to the beach areas.
Colorado blvd. is a destination point for many Angelenos with all of it's ecclectic restaurants, shops, entertainment and retail along the blvd.

The Rose Bowl parade makes Pasadena an internationally known city!  And the local population is quite reflective of that also.  The 110, 210, and 134 freeways … (0 comments)

Burbank - Average Home Sales Prices - 3 Years Running
Burbank is one of those cities that have a high demand due to it's proximity to the entertainment industry, namely the television and film studios.  Burbank homes tend to not only hold their value extremely well, but have the greatest potential for equity gain.  Burbank does have quite an ectlectic range of values due to it's proximity to adjacent cities that have much different geographical settings.  It borders the cities of Toluca Lake, Glendale, Sun Valley, North Hollywood, and unincorporated areas of the City of Los Angeles.  Both Disney and NBC Studios are … (2 comments)

Studio City - Average Home Sale Prices - 3 year running
Studio City is one of those cities that have a high demand due to it's proximity to the entertainment industry, namely the television and film studios.  Studio City homes tend to not only hold their value extremely well, but have the greatest potential for equity gain.  The schools and metropolitan areas are high demand also.  Carpenter Elementary school is many times the reason many parents seek the boundaries of Studio City for their next home.  And the area of Ventura Blvd. in Studio City is one of the busiest, sought-after destination points … (0 comments)

Another successfully closed ActiveRain referral transaction!
I referred a somewhat difficult short sale listing in Arizona to fellow ActiveRain member Kat Sharrock
It was a rural property located in an area with an extremely seasonal buying period.  This was from a personal referral that was the father of a very close friend of mine.  They reached out to me, but since I am not licensed in that state, I found a great referral in Kat Sharrock through the ActiveRain referral network.
Suffice it to say, Kat got 'er done!
Successfully closed, and the father and his family are extremely greatful because his wife passed away … (4 comments)
