We've all seen them.  Those properties that have a list price on them that leads you to wonder "what were they thinking? (or smoking?)"
There are many scenarios in which a listing can be overpriced:

My days of helping challenged buyers may be coming to an end.......
Throughout my career, I've always had a soft spot for first time buyers or buyers who are seeking a home in a challenging market.
We all know what it's like to want to buy a home with little down payment in an upward market.  Cash and conventional buyers usually have the priority and FHA or buyers with 5% or less down payment tend to go to the bottom of the pile in a multiple offer environment.

Are short sale banks starting to reduce their staff?
I've been processing short sales since 2005 for not only my own files, but for other agents and brokers.
It may be just me, but it seems that the expediency and responsiveness from the short sale banks is not exactly what it used to be.  Also, I've seen a lot more mis-handling and unwareness from one department to the next on some files.
I've had this theory that the banks have maybe started to reduce the number of staff allocated to short sales since in general the amount of short sales have … (3 comments)

I remember taking one of the ActiveRain University online classes a few years back with Bob Stewart as the host.  The topic was on how to come up with subject matter for your blogs.
There were several ideas that were really good.  But the one that really made a difference for me was............Ta Da!!  Email!!
Yes, that's right.  Regular old email.
It made so much sense to me.

Personal Property:  What to write in and not write into the contract, and why.....
The distinction between real estate and personal property usually follows the same definition:  Any item that is not permanently attached to the property that resides in or on the property is not considered part of the real estate and is considered personal property.
There are a few differentiations from state to state.  For example, in some states the refrigerator is automatically considered part of the real estate, where in other states it is not, etc.
For the most part, some examples of personal property would be:

Do I need to see the interior of a home before making an offer?
The answer:  No.
It's called writing an offer "Subject To Inspection"
How do these "Subject To" offers usually transpire?  Well, they are very common among investment properties that are tenant occupied.  I write these kind of offers for my clients all the time.
The usual structure and premise of the offer is that it is coupled with an addendum to the contract that states the buyer has the right to revise or rescind the offer after viewing the interior of the property.
