I am now entering my 13th year as an agent, and more recently, a broker.  I am a broker / owner of two separate brokerages in two separate states:  Hawaii and California.
 
Suffice it to say, I not only receive, but give quite a few referrals to agents in different areas across the U.S.

Adjacent to Hollywood, 20 minutes to downtown, 15 minutes to the Valley, and just a couple minutes to the 101 Fwy.

Altadena, CA is one of those areas that I recommend to clients that are looking for a single family home that need to purchase in a certain pricepoint.  Altadena is one of those cities where you certainly do get your dollar's worth by Los Angeles standards.
It is located just north of Pasadena.  In fact, it shares a border with Pasadena.

So I'm Back in Los Angeles to take care of some business and have lunch with several clients and business associates.
I had the wonderful Los Angeles freeway system to welcome me back.  I know it so well.  Yuk!!
This was MID DAY about 11am that I was driving.
101 freeway packed headed towards downtown, so I diverted to the 5 fwy.

Probably my biggest pet peeve when it comes to other agents is non-communication.
How many times have you sent an offer, or emailed the agent with a request for showing, or asked a quick question, etc., and the agent never gets back to you?
 
I mean, isn't your job to get that property sold?  Are you not doing a huge disservice to your seller by not keeping the dialogue going with everyone interested in purchasing it?

Listing agent:  Are you are representing any of the other offers?
Dual representation has always been a controversial and/or debatable subject in the real estate industry.  I do believe that it can be handled properly and fairly, but often times it can definitely be skewed.
I personally call it "harboring".  That is, the listing agent will "harbor" their own buyer and give them an unfair advantage over the rest.  And the funny part is, some buyers know this so they play into the greed of the listing agent in an attempt to leverage their offer and get an acceptance on the property.
